PROPERTY INFORMATION
 

4.34 acres of high desert land for sale in Crescent Valley, Nevada about 1.5 hours SE of Winnemucca and 1 hour SW of Elko. It’s a rural area definitely off the beaten path 22 miles S of Interstate 80. It’s about half way between Reno, NV and Salt Lake City, Utah in Eureka County.

All of the photos were taken of the property and surrounding views in September 2016. It’s a corner lot on Rocky Land and Midday Lane which were both an easy drive. It sits 1/10 of a mile W of Cortez Way, the main county road that leads north 2 miles back to the town of Crescent Valley! So great access all of the way to the property. I also included a few photos of a tree of nesting Great Egrets along taken by the Humboldt River 17 miles north the same day I viewed this property! Wow I had never seen them nesting in a tree before or in Nevada!

There are a few scattered neighbors in the area with pretty clean homes. One of them was in the process of building a wooden cabin - cute little setup. The property is flat with low scattered vegetation. It sure was a pretty time with the reddish hues sitting in on the fall desert landscape and a bit of green in the valley distance.

Eureka County doesn’t have any zoning and instead follows the state regulations for building, water and septic. It allows for a home, manufactured home or you can stay in your RV. Always a favorite county for those who don't like lots of building and land restrictions!

There are gorgeous views of the Shoshone Range from the NW to SW across the valley. From the NE to SE and then to the S are the Cortez Mountains with the snow-capped Mount Tenabo at the end of the range to the south. Pretty, Pretty, Pretty, Pretty! That’s where I would face my window! You can hear the birds – nice! : ) Mount Tenabo rises to 9,162 feet and the Cortez Gold Mine is located about 15 miles south of town in these mountains. They are the largest employer in the community and workers from Elko County also commute to this small town for work.

Only three lots to the west is 640 acres of BLM land adjoining to the section for recreation and hunting. The BLM (Bureau of Land Management) map in the map section shows the closest sections of BLM land in orange and private land in white. Each square on this map represents one square mile. Many people commute to the gold mines in this valley from the larger close by towns of Elko and Winnemucca and its common to see employees being bussed out here. This is one busy valley when it comes to mining and I have had several property owners over the years tell me there is gold on their property and no way they would sell it to me!

We spent some time driving around Crescent Valley in May 2013 and included several photos of the town including government and community buildings, newer grade school, park, library, health clinic, volunteer fire department, ambulance and fairgrounds. The Cortez Gold Mine is the major employer and Eureka county is “primarily a ranching, agricultural, and mining county, welcoming new industries with no existing zoning ordinances, very low property tax rates, and no business licensing,” according to the county website.

Eureka has mild temperatures and perfect for the outdoor enthusiast who likes hunting, fishing, hiking, and swimming. Over the years it's the hunters who frequently call me trying to find a place to hang out while they hunt! I have seen plenty of antelope and jackrabbits here and it's the only place I've ever had a rattler shake their rattle at me letting me know to stay away!

We seldom come across land in this valley at the prices we sell so be sure and check this out! And Eureka County is always a favorite of our customers because of their no zoning! It’s a pretty rural country setting for someone seeking an off grid place to watch the antelope roam! Enjoy! Char the Explorer : )

A video I made of my drive around Crescent Valley, Nevada in Eureka County in April 2015.





Eureka County is located in Central Nevada, bordering Elko, Nye and Lander and is comprised of three towns, Eureka, Beowawe and Crescent Valley. The county website boasts ‘If you like fresh high desert air, stunning mountain views and no congestion, you’ll love Eureka County.” The Humboldt River flows thru the county and the Cortez and Shoshone Mountains make an outdoor playground with hunting and fishing are readily available.

Eureka county is primarily a ranching, agricultural, and mining county, welcoming new industries with no existing zoning ordinances, very low property tax rates, and no business licensing, according to the county website. I believe this is the only county I’ve came across with no zoning and you need to follow the States septic and well guidelines.

Crescent Valley is beautiful with an abundance of antelope, mule deer and jackrabbits lying between the Shoshone and Cortez Mountains about an hour SW of Elko. It’s about 20 miles south of Interstate 80 with a population of about 390.

The town has a newer Crescent Valley Elementary School, Crescent Valley Fair Grounds, Community Park, library, health clinic, volunteer fire department and ambulance. Students are bused to Battle Mountain for junior and senior high school. I read that their education system is quite a bit above the Nevada state average – way to go Crescent Valley!

The weather is a high desert climate with hot summers and cold winters. They can get up to 1 – 2 feet of snow. Average temperatures are approximately highs of 87 in July and average low of 10 in December.

The Barrick Cortez Gold Mine is located about 20 miles south of Crescent Valley between the Shoshone and Cortez Mountains. It is Barrick's and Nevada's largest gold producer and have been open longer than any gold mine in the State of Nevada since 1862. It is a major employer, busing employees from Elko to the job site. Crescent Valley Property owners have repeatedly tell me no way they would sell me their land as there is gold on it!
