1.0 acre beautifully treed building lot for sale in Alto, New Mexico by Ruidoso with water, phone, natural gas and electricity in the street! It includes a social membership to the Alto Lakes Golf and Country Club. It's only a few miles from fishing at Alto Lake and skiing in the Sierra Blanca Mountains! Investment property with pretty views of hillsides and stunning homes in neighborhood by Ski Apache, Ruidoso Downs, Roswell, and Alamogordo, NM. Centrally located between Albuquerque, El Paso and Lubbock, Texas in Lincoln County.

All of the photos were taken of the property and its surrounding views in August 2016. It sits on Antler Drive which is a paved road maintained by the county so easy access all the way to the lot. It slopes down off the road from the west to the east. We hiked thru thru trees to the back of the property where we were able to see some million dollar homes being built in the surrounding hillsides! There are a few neighbors along the road with one adjoining it to the south. All are very nicely kept homes and not all are million dollar homes though as seen in the photos.

Wow is this a beautiful lot and I think one heck of an investment. I did a search online and the cheapest I found any 1 acre properties was $24,000. It was just down the road from this property and pretty bare of any trees. I did find similar treed lots to this one selling for $25,000 for 1/2 an acre!

The Alto Lakes Golf and Country Club is about 2.5 miles down the road and the property includes a social membership to the clubhouse, restaurant, tennis courts, swimming pool and fitness center. There is a $3000 membership transfer fee with the sale of this property which we will be collecting at the time of sale.

Alto Lake is about 4.5 miles away and there were people fishing off the shore when we visited last August! Ruidoso, the big fancy town on the mountain, is about 6 miles to the south. Sierra Blanca Peak and the White Mountain Wilderness sit across the other side of the hilly valley. At 11,981 feet, Sierra Peak is the 7th highest peak in NM! The lot is close to all of the hubbub but far enough away from the busy town to enjoy the peace and quiet!

It sits about 3.6 mile east of Highway 48 aka the Billy the Kid Scenic Byway and great paved access all the way to the property. You will need to call Otero Electric to see the cost to connect to the power. There is water in the street that you can pay to connect to so you do not have to drill a well! I included a link to the Alto Lakes Water and Sanitation Department for information on cost to connect.

I sure learned a lot putting these properties up for sale! The Sierra Blanca Mountains are the highest range in southern NM and home of the Lincoln National Forest. They are part of the Southern Rocky Mountains which answers my question about the what bald rocky peaks were I looking at! I looked at the big topo map hanging on my office wall and yep wow the Rockies do go that far south!

It’s easy to see why Alto and Ruidoso, high in the Sierra Blanca’s, is where people come to escape the hot summers and play in the cold winters! This was my first visit to Lincoln County tax sale and wow what a memory! We spent a few days driving thru the different towns while researching properties and discovering this ultimate playground in the southwest! It’s surrounded by over a million acres of wilderness and national forest with hiking, horseback riding, mountain biking, the Ruidoso Downs Racetrack, winter skiing at Ski Apache, restaurants, art, simple cabins and fancy resorts and wildlife walking thru town like they own the place! And they do!

We also spent a few hours visiting Capitan which is down the road about 15 miles NE of Ruidoso. It’s home of the Smokey Bear Museum. I've been a Smokey Bear fan for years and had no idea ahead of time his remains were in the Lincoln National Forest! I also attended the Lincoln County Fair in Capitan and included several photos and a video of that as well - my first pig show ever!

I think this is a great investment property with beautiful homes in the area, power, sewer, natural gas and cable in the paved street! It's a beautiful large chunk of land to build your dream getaway in the Sierra Blanca Mountains! Enjoy! Char the Explorer : )

Lincoln County Area Photos of Carrizozo, White Oaks, Capitan, Ruidoso and Alto!

Welcome to Lincoln County, New Mexico, the ultimate playground in the southwest from Sierra Blanca aka the White Mountains at 11,981 feet to the beautiful open valleys of Carrizozo at 5429 feet. Wow was my head spinning the first time I visited here in 2016!

Carrizozo sits in the shadows of the Sacramento Mountain Range at the northern edge of the Tularosa Basin. It’s a quiet little town and the county seat about 45 minutes NW of Ruidoso. About 15 minutes NE is the ghost mining town of White Oaks, famous for the No Scum Allowed Saloon. We headed up there our first night to see if they truly had some of the coldest beer in Lincoln County to find them closed! But it’s a cute little town and I enjoyed the historical buildings over 100 years old!

Since we didn’t find any cold beer we decided to visit the Lincoln County Fair in Capitan! That sure was a fun time and my first pig show I must admit! I took so many photos of it that I made an entire video of just the fair! It was a small friendly fair and I’m sure I stuck out like a sore thumb, especially after my comment about the “sparkly pig”. The gal who was getting ready to go into the arena with her pig looked at me and said no that’s just the pig! Wow was that some serious pig driving as I watched two women keep their pig in the judges view as best as possible! Well turns out he was a sparkly pig as they took away the blue ribbon! Hot dog! I also got several photos of a mean goat giving several good head butts to a baby goat. It’s funny now looking at the photos but it wasn’t so funny at the moment! I learned that there really is a duck with a pom pom hairdo called a crested duck! I thought someone had somehow done that to them!

The Lincoln Count Fair in Capitan!


Capitan is also home of Smokey Bear. I’ve been a huge fan of his since I started traveling across the western USA, frequently stopping to take my picture with him when I see his fire danger signs! Oh I was thrilled when I finally got a chance to stop into the museum. As I walked in I declared “my life is now complete” and the gal behind the counter laughed and said I definitely wasn’t the first one to come thru those doors and say that! So a quick picture with my hero!

In 1950 a fire destroyed 17,000 of forest and grasslands. A fire crew found the frightened bear cub clinging for life to the side of a burnt pine tree. He was so badly burnt they named him “Smokey Bear”. He was flown to Sante Fe and upon recovery was sent to a zoo in Washington DC. In 1962 NM adopted the Black Bear as the State Animal and sent him a bear companion, Goldie. Upon his death in 1976 he returned to his home in the Capitan Mountains.

The mountain village of Ruidoso is a thriving scene people flock to all four seasons! It’s 100 miles to the closest interstate and 2 hours from the nearest commercial airport yet people come here year round for winter skiing at Ski Apache, summer hiking and fishing, golf courses, art galleries, restaurants, and to relax with to the smell of pine trees and streams winding their way thru the forest. It is surrounded by the Lincoln National Forest and there is a network of hiking trails! We spotted deer and elk while driving around town and read that black bear, wild horses and the rare mountain lion also call this home!

It’s also home of the Ruidoso Downs Race Track, a tradition since the 1940’s. It’s famous for the showcase All American Futurity, the world’s richest two year old race which was a $3 million purse in 2015! The Labor Day event drew a record of 25,000 fans which is more than live in Lincoln County!

Billy the Kid Scenic Byway visitors center sits next door to the Hubbard Museum of the American West. I didn’t get a chance to view the museum but the beautiful monuments of horses outside the museum was well worth the drive by! Billy, born Henry McCarty, was an American Old West gunfighter who joined the Regulators and participated in the Lincoln County War. The Kid allegedly shot and killed two deputies, but was never indicted for the murders.
