1.06 and 1.07 acres for sale about 5 miles SW of Alturas, CA in Modoc County. There's easy access on a graveled road that has power along it across the street. There's great views of the Warner Mountains, home of the almost 2 million acre Modoc National Forest. It sits in the very NE corner of CA between Medford, Oregon and Reno, Nevada. This land does not have any CCR's and is not part of a land owners association - a rare find in the area!
All of the photos were taken of the properties and the surrounding views when we visited in November 2021. Gunsmoke Way is a graveled road along the south that was an easy drive. There's power running along it on across the street

The east lot is rather open and bare of trees - I pondered why but am not really sure - maybe it was cleared by a former owner for a home site. It does clear the view for some pretty views of the surrounding mountains and peek at the valley!

I noticed there was a stream of water flowing down the side of the road from the proeprty to the west by the neighbors - not sure if it was a natural spring but if it is that's cool!
The neighbor to the east sure has a cute tiny home with solar and a holding tank for water.
I took a jeep tour a few years back in Monument Valley. Our Guide Roger had been joking with us that if we listened we would hear the Kokopellis flute calling us to him. Apparently he calls all the ladies, a modern day Casanova. He was said to travel to villages bringing the change of winter to spring, carrying a sack of seeds and songs on his back. He is the source of human conception and everyone would sing and dance when they heard his flute. The next morning every maiden in the village would be with child. For the record I did not get pregnant and am still single! Ha!

There was a bit of snow in the Warner Mountains to the east! The Warner Range, a spur of the southern Cascade Mountains, is home of the Modoc National Forest, nearly two million acres of pine forests and meadows, lakes, streams rugged canyons, wetlands, lava beds and high desert plateaus.
It sure is a pretty countryside spot with a quick leasurely drive from town out to the area with pretty gentlemen farms along the way! This was another farm to the NE.
The area is surrounded by the Modoc National Forest offering an abundance of recreational opportunities including fishing, hiking, and hunting!
When I visited Alturas in November 2001 to take photos of the properties I only needed a day but stayed for 5! It's a gorgeous area and I sure enjoyed driving around and looking at the birds, deer and ranches! What a pretty getaway from the big city to the middle of the forest! Several times I drove thru the Modoc Natl Wildlife Refuge - over the top cool if you're into birds!

Prior to visiting the property I suggest you study the maps and the satellite image as they tell the story on how to get there. Get a mental picture of how to get to a property from a main road. I frequently write notes on how I got to the property.
Print out the important maps like the parcel map, aerial photo with the GPS coords and street map. These are the maps I use myself if I was going to view the property. You can enter the latitude and longitude into Google or Bing maps by putting a comma between them.
I also suggest you bring a street dedicated GPS like a Garmin, not your phone. Do not rely on your GPS to take you the correct way as she'll take you down miles of roads that aren't the main drags. I've named mine Thelma and Louise because she's tried to drive me off a cliff a few times! If I could just get Brad Pitt to sit in the back seat! : )
Most of the properties I sell are down some kind of dirt road - my favs! Be smart and bring a shovel, water, food, blankets, mace, a dog and anything else you might need if you get stuck for a day or two. I've been stuck in the sand, a marsh, had tires blow out - you name it. Be prepared, be safe, and have fun. She's a beautiful Earth. Modoc County sits in the very NE corner of California and is bordered by Oregon to the N, Nevada to the W, Shasta County to the SW and Siskiyou to the W. It's population is about 8800 as of 2021. Alturas is the county seat for Modoc County and has a population of about 2700.
It sure is a friendly town and I was warmly welcomed by many! This is a place where people love the great outdoors and is surrounded by the Modoc National Forest, almost 2,000,000 acres of pine forests and meadows, lakes, streams rugged canyons, wetlands, lava beds and high desert plateaus. It sure is a friendly area with people waiving as they pass by and deer hanging out everywhere!

It has quite a few ammenities for being so small; a hospital, Dollar General, Grocery Outlet, some awesome resturants, a casino, and great community playgrounds! I drove around the area where the schools and activity fields are and there were nice playgrounds and schools. I caught a few out playing soccer!
The Modoc Medical Center sure is an important part of this community. It's an 8 bed, critical access hospital providing emergency services, family practice medicine, retail pharmacy, and operating a 50-bed skilled nursing facility in addition to other ancillary services such as radiology, laboratory, physical therapy, and day surgery services.
There are deer roaming everywhere!
East of Alturas lies the Warner Mountains which extend for 85 miles. The South Warner Wilderness lies in the eastern half of Modoc County at the extreme south end of the Warner Mountains. Eagle Peak is the highest at 9892 feet!
70% of all Modoc County is public owned forest and wilderness so there is not much private land here! This makes unlimited activities for the outdoorsmen enthusiast for fishing, cross county, skiing, hiking, camping and hunting. This area hosts many types of wildlife which includes bald eagles, antelope, greater sanhill cranes, Canadian geese, mule deer, rainbow trout, great horned owl, black bears, coyotes, Shasta crayfish and Lost River sucker to name just a few.
I believe these are American White Pelicans - I was surprised they lived here! Very cool!
Alturas city limit borders the 7000 acre Modoc National Wildlife Refuge. Sport hunting is permitted on 2,130 acres of the refuge. In 1980 the first Three-toed Woodpecker was recorded in the State of California! I drove the 3 mile auto tour thru the refuge a few times in 2021!

The N Fork of the Pitt River flows just south of town! This makes unlimited activities for the outdoorsmen enthusiast for fishing, cross county, skiing, hiking, camping and hunting. This area hosts many types of wildlife which includes bald eagles, antelope, greater sanhill cranes, Canadian geese, mule deer, rainbow trout, great horned owl, black bears, coyotes, Shasta crayfish and Lost River sucker to name just a few.
Several times I have stopped for dinner at Antonio's, an italian restaurant where you can get pasta or pizza and listen to the locals talk about who won the kids sporting event that afternoon! Several years ago ago my beloved truck "Betsy" sat outside covered from head to toe after a hard days work in the mud. One of the locals walked in and said to the waitress "Wow did you see the mud on that truck?!?" as if that was a good thing - loved it!
I checked into the night at the Rimrock Motel that sits on the edge of town in 2021. I've been staying here since the early 2000's and although it's nothing fancy it's friendly folks, clean, rustic charm and decent beds! I ended up staying 5 nights I had such an enjoyable time visiting the area!
I spotted these outside my hotel door in the morning! He said one of them was a rare find.
A few doors down is the best damn steak house the Brass Rail Basque Restaurant - definitely the locals favorite!
I ate fabulous garlic steak several times! Delicious and affordable!
One evening a young lady showed up with spurs on her boots! I asked her if I could take her photo because that is such the essence of the area! She smiled big and tucked her shirt into her pant line to show me a huge belt buckle she won bronco riding! What a sweet cowgirl!
I found a great little restaurant downtown that makes the best breakfast burritos - wow is this ever a busy place during the lunch hour but they are fast!
The Desert Rose Casino is about a mile out of town and is having a new building built. I have yet to visit and leave my money but I did get gas here because it was $1.00 cheaper than the other gas station!
The Sons of the Pioneer Lake and park sits in the northern part of Modoc Recreational Estates.

I spent my afternoons driving around the countryside - boy is she ever pretty! It's a farming community with lots of cattle, hay fields, cool ranch signs and old farm equipment!
This guy gets my favorite cow award - isn't he handsome with all those curls!
I had to choose a John Deere as my favorite tractor if I don't want to get disowned by the family! Ha!

A shout out to this cute little coffee gift shop, the Wild Mustard! It was getting close to Christmas and I wandered around the store a few times with a cup of hot coffee! I really enjoyed spending my holiday cash locally and what a great selection of usefull things! The historical building is gorgeous!
