1 acre of land for sale about 15 miles E of Deming, New Mexico with great views of the Florida Mountains! It’s a rural area close to Interstate 10 in sunny warm Luna County. Deming is about 45 minutes W of Las Cruces, NM between Tucson, Arizona and El Paso, Texas. It is a dry, warm, breezy climate making the temperatures surprisingly comfortable for the desert!

All of the photos above were taken in July 2017 about 4 blocks north of the property as noted in the maps. I also included 4 photos I took west on Elfido Road SE as I tried to reach this property. This road becomes overgrown and was muddy a few acres to the west of the property and you would need to have this road rebladed and drop some gravel on it for traction. There is a neighbor that sits about 1/4 acres to the west that had a lot of junk and barking dogs. I had just taken 100 photos 4 blocks to the north and I did not stay and take photos.

I played with Google Earth a bit and see that this area sits about 2 - 3 feet lower than the surrounding flat area apparently making it wetter. So it's not my favorite property I've ever purchased in Deming which is why I'm selling it so cheap. It's just waiting for someone not afraid of improving a road and barking neighbor dogs for a bug out spot with some terrific views of Dragons Ridge in the Florida Mountains! There was quite a variety of vegetation and I thought I heard ducks in the area.

The peaks of the Little Florida Mountains are about 4.5 miles SW and the Florida Mountains are right behind them. It sure is a stunning view from this part of the valley with Dragons Ridge which looks like a dragons back in full view! I've seen some stunning sunsets on these mountains. Her rugged peaks rise to 7,295 feet at Florida Peak with sunny blue skies above!

Rockhound State Park sits in the Florida Mountains about 14 miles SW and is known for her rocks. It offers trails, unique geology, wildflower displays, and a peaceful campground. Rock hounders can hunt for quartz crystals, geodes, jasper, perlite, and many other minerals. You are allowed to take home up to 15 pounds!

To the N is a pretty view of Cookes Range with Cookes Peak at 8408 feet. In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave and included a video of it below!

Cookes Canyon, a passage way thru the mountains, was part of the 3,000 mile historic southern mail route called the Butterfield Trail that began in Tennessee and ended in San Francisco. There are so many things to explore here, old abandoned mines and the famous Fort Cummings used in the 1800s to protect from Indian raids. Cookes Range Wilderness Study Area, petroglyphs at Massacre Peak and waterfalls at Black Rock Canyon are just a few things to see nearby. It's also home to the City of Rock State Park which I visited for my first time in July 2017!

You can see in the aerial photos there are several irrigated crop lands about 2.5 miles S & SW between this property and the mountains. I went by the farms on my way out and it sure is a huge cow feedlot and tree farms as seen in the photos below. You can see them in the far distance to the SW in the photos. Sometimes when I visit Deming it is dry and brown and other times this place comes to life after the rains! It is a very interesting place to watch the growing seasons in the desert! This time was definitely green.

This property is about 2.8 miles SE of Interstate 10 but there is no off ramp there, only a ramp over I-10 as seen in image #1. There is an on ramp onto the interstate in Deming and another one about 12 miles east towards Las Cruces.

The property is zoned for a home or manufactured home and limited RV use. In January 2013, I asked the zoning department about RV use. I was told that on 1/2 an acre, if you had an RV with no utilities on site, that you can stay up to 30 calendar days a year in your RV. If you had a septic and well with a source of electricity that you can stay up to 240 days a year with a permit that is free from their office. That source of electricity can be an alternative energy like solar. We included a link to the county zoning ordinance under the Zoning information at the top of our listing so you can read further.

Deming is a small town of about 14,647 and Luna County has a population of about 26,129. It’s about 60 miles west of Las Cruces, NM and 33 miles N of the border of Mexico. Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, over 80 listed organizations, 18 hole golf course, civic center, public auditorium, schools and a community college.

Many retirees and people with arthritis are drawn to this area because of the affordability of land and the dry arid climate with low humidity. The warm sunshine keeps the swelling and inflammation down and this is something that I can certainly relate to and I'm 52! I often talk to people about the Deming area which sits close to the border of Mexico

The property is made up of two adjoining 1/2 acre lots which we are selling together. Definitely a cheap spot to watch the sunsets over Dragons Ridge in the Florida Mountains. Char the Explorer : )

Luna County - Deming Ranchettes and Sunshine Valley Ranchettes Area Photos

Deming is located in the Southwestern part of New Mexico, 33 miles north of the Mexico border. It is about 30 miles west of Las Cruces and half way between Tucson, Arizona and El Paso, Texas along Interstate 10.

It is the county seat for Luna County. It is a land of ever present sun and flowing desert rocks and cacti. It is a rich agricultural area with beautiful cattle farms and crops of chilies, onions, cotton and pecans. It is known for 99% pure water. It is often called a rock hunters paradise.

The Florida Mountains offers a spectacular background to these wide-open spaces. It is matched by its friendly hospitality. The elevation is approximately 4335 feet making for desirable temperatures of around 90 degrees in the summer and 59 degrees in the winter. It is an arid climate with low humidity. Average rainfall is 9 inches. They receive occasional snowfall but it quickly melts. They are well known for their winters, offering plenty of sunshine and little rain to the snowbirds enjoying their RV's!

The population in Luna County and Deming was estimated in 2004 to be 26,129 and 14,647. It is a full service community with low cost of living, affordable taxes, municipal airport, hospital, library, 18 hole golf course, and a community college. It boasts of being home to the Great American Duck Race! It is a busy small town with plenty of restaurants, hotels and shopping available.

The Center for Innovation, Testing, and Evaluation (CITE) Plans to Build It's $1 Billion Futuristic City Near Deming, New Mexico!

The Center for Innovation, Testing, and Evaluation (CITE) is set to be build their $1 billion futuristic research city near Deming, New Mexico. It plans to have green energy powering the buildings, self-driving cars navigating the tree lined streets, with schools, high-rises and suburbs meant for a population of 35,000 that will never actually live there! Wow!

Yep that’s right, it’s a research city with visions of renewable energy sources like solar, wind, geothermal and bio power plants running side-by-side with new forms of water treatment and cyber-security projects. It expects to employ 350 people directly, and up to 3,500 contractors will be hired to supplement them.

I’ve spent quite some time researching the exact location and I’ve found a few different reports but all say along the Interstate 10 corridor straddling Luna County and Doña Ana County and will encompass roughly 18 square miles. I contacted the planning department and they said they did not have the location yet but something was going on at the county planning…or something like that!
