Notes: Very nice neighbors across the street, bunker next door abandoned, nice graveled road, very flat lot, lots of prickly thorny underbrush, a few big trees, ready for building just needs cleaned up a bit, quiet neighbors, saw power poles along the back of the lots a few lots S.

Available Plat 8 Lot 34 is 7,848 Sq Feet, Taxes $8.69. See images 81 - 130. Notes: Sits along an excellent graveled road with power along it, nice neighbors across the street. I wasn't sure where the property line was exactly and you'll need to find your pins to know for sure but it looks like there was a rough driveway cut in, maybe someone recently clearing it because there was a newer monster can sitting on the table beside an old bbq, an abandoned hippie bus with an old boat beside it, maybe this stuff sits on the adjoining lot but I took pics of it just in case.


Your choice of lots in Tanglewood Lakes in La Cygne, Kansas zoned for a home or RV use. It's about 1 hour S of Kansas City, KS, 3 hours E of Wichita and 2.5 Hours NW of Springfield, MO in Linn County. It's a fisherman's paradise with 3 stocked private lakes that require no fishing licenses beacuse it's private property! What a great spot for a home or weekend getaway with swimming, water skiing, a clubhouse, bathhouse, boat ramp, dock and fishing tournaments!

The lots are sitting on graveled roads and it was an easy drive thru the subdivision. There is power running thru several part of Tanglewood Lakes which you can see in the aerial photos. You can also click on the google map links to the individual properties and then turn on the aerial view to see how close the power runs. You would need to contact the local power company for the cost to put a power pole on a property.

All of the lots allow you to build a home/manufactured home or stay in your RV! RV's left on lot after October 1st must complete a vehicle exemption with the POA. This form is on the land owners website.

A big shout out to Lynn who spent quite some time on the maps! She included a link to Bing Maps that has all of the lots listed on it with their gps coordinates! She also marked all of the lots with a red star on the Subdivision Map which is the first map in the map section. I suggest you print this map as it will definitely help driving around!

The annual dues for each lot is $175 per year. The amenities include 3 lakes. The largest lake covers about 135 acres and you can water ski, tube, use a personal water craft and fish on that lake. The two other lakes are 30 and 9 acres. Watercraft are not allowed on either of these two lakes although you can use a battery powered craft on the 9 care lake. The two smaller lakes are for fishing and swimming.

There's a park with a sheltered picnic area that can seat up to 80 people, adjacent horseshoe pits and play ground equipment. The land owners association hosts quite a few events each year including fishing tournaments, a poker boat run, and a cardboard bota race regatta! There were kids out playing on the lake when I visited taking turns knocking each other off a baddle board - looked like a fun way to beat the heat on a warm July sunny day!

Many of the property owners here are full time residents and others enjoy their properties as a weekend retreat! I think it's a great price for years of family fun! Enjoy, Smile4u : )

Tanglewood Lake is in La Cygne (pronounced luh SEEN), KS less about an 1 hour S of greater Kansas City, 3 hours E of Wichita, and 2.5 hours NW of Springfield, MO in Linn County. It's close enough to Kansas City to escape for the day and take the kids fishing and swimming! It has a population of about 1100 and the county has a population of 9536.

La Cygne is located on the E bank of the Marais des Cygnes River a few miles SW of the city of Linn Valley. The summers are hot and humid and winters are mild to cool. There are 4 schools serving more than 100 students with 2 elementary schools, a middle school and a high school.

Tanglewood Lake subdivision has several amenities for the property owners include 3 lakes. The largest lake covers about 135 acres and you can water ski, tube, use a personal water craft and fish on that lake. The two other lakes are 30 and 9 acres. I copied this information off the land owners website as to what all the annual dues are used for: As a private community we are responsible for maintaining all Common Properties. Common properties include roadways, park areas, shower house, boat ramps & docks, office, waste lagoon and dams. We are also responsible for items such as insurance, property tax, payroll, utilities, professional fees and general maintenance on equipment and property.

The Linn County Park & Marina sits about 15 miles NE on La Cygnes Lake, a 2600 acre lake. Known as the big bass capital of SE Kansas, the warm waters of the LaCygne Lake offers fishers an excellent opportunity in both summer and winter months. Only a state fishing license is required to enjoy fishing at this public lake. Duck and goos hunting is permitted on the lake.

It's about 45 minutes from the historic Fort Scott’s civil war memories. There are antique shops in every direction, an Amish Farmer’s Market, where you can pick up many organically-grown meats, vegetables and homemade treats. There is a strong sense of safety and stability within the community, with little-to-no crime.

Pleasanton is another small town in the area with a population of 1176. It was founded in 1869 and named after General Alfred Pleasonton, the victorious Union General at the Battle of Mine Creek. It's built in and around the battlefield site which is considered by many to be the only major Civil War battlefield in Kansas. It's also home of Cookee's Drive-In which has been voted "Best" for several years in a row and Amber agrees!
