1 acre beautiful desert scape land for sale in Dolan Springs, Arizona between Kingman and Las Vegas, Nevada with no one around! It's way off the beaten path high in the foothills of the White Hills overlooking the town of Dolan Springs about an hour SE of Vegas and an hour NE of Kingman. It's covered in an incredible variety of desert cactus and plants! It's about 1.5 hours from Lake Havasu, Bullhead City and Laughlin. Dolan Springs is a quiet community and people are drawn to the affordable warm, clear blue sunny skies and low humidity.

The photos were taken in September 2017 of the property and the surrounding views. I suggest you take a truck up to this property because you will need the clearance to get thru the intermittent streams that are a bit washed out in spots - not bad as I drove them myself and if this girl can do it you can too! I did get out a few times to study the best way across and move a few bigger rocks out of the way. It sits high in the hills and I think it's actually sorta cool that the water flows thru these streams during heavy rains! I love the desert monsoons!

The best way to access the area is to come in from the SW along Edgemont Road which runs N to S along the west side of the unit. There's a fence line that follows this road along it's west. I took it to the very top and then went E to Elmwood Drive. When I left I tried to go S on Elmwood Drive but the road gets washed out in the intermittent stream to the south a few blocks. I tried again on Eldorado Drive but didn't want to cross the stream there either.

The property is flat and staked and I included photos of the rebars that were sitting at the NW and SW corner of the lot (see images 61, 62, 75, and 76). Wow there's no one out here however there is someone down the road that years ago built a place to pull in their RV and it's fenced (images 77 & 78) - cute spot but the road is overgrown and it looks like it hasn't been used in a while. Further south there was a neighbor in their RV with an American flag and a holding tank for water (images 78 & 79).

It sits tucked up in the foothills of the White Hills and they surroud the property on the W, N and E. To the S is a very open view across the valley of Dolan Springs to the Cerbat and Black Mountains. And wow what a view of Dolan Springs sitting in the valley below, a peaceful and very quiet setting!

The zoning allows for homes and manufactured homes. There is full time RV use allowed with proper permits. It appears to be off grid as I do not see any power lines but we are still researching to see if there are any buried utilities and will update the listing as we find out furhter information.

You can see in the parcel map there is a large area to the E that says "not a part of this subdivision" and this is actually where that intermittent stream flows thru. It is the runoff of the big hills to the east and several little streams channel their way down to it in the foothills of the White Hills.

And that's all the water the cactus and native plants need to grow abundant in the area! It's covered in a gorgeous variety of desert cactus and plants including Joshua Trees, prickly pear, barrel cactus, yucca, cholla and creosote bush! I've only ever came across a few other properties that had such a variety - wow absolutely stunning!

The Mohave Deserts boundaries are usually defined by the presence of Yuccas (Joshua Trees) and this place is filled with them! The Mojave Desert is the driest of the North American deserts and supports between 1,750 and 2,000 species of plants. The Joshua Trees here are huge and represented the southern tip of the desert. That some of the largest animals and a few endangered ones live in the surrounding area.

I certainly don’t want to leave out the three famous fishing and boating hot spots in this region of Arizona along the Colorado River, Lake Mead, Lake Powell and Lake Havasu. I’ve dipped my toes in all of the lakes, swam and camped a few weekends at Loan Rock at Lake Powell in Glen Canyon, and stood on the London Bridge reconstructed at Lake Powell. And on Ambers 21st birthday in 2014, we floated the Colorado River with 25,000 other floaters at the Bullhead City River Regata on a big party float!

Pierce Ferry Road is off Highway 93 which takes you N over the new Hoover Dam to Las Vegas or S to Kingman and Interstate 40. Pearce Ferry Road runs NE thru the small town of Dolan Springs to one of the largest Joshua Tree Forests, and up to Meadview and Lake Mead National Recreation Area.

Dolan Springs is the closest town to Las Vegas in Arizona, has a population of about 2400 and is by far one of the prettiest desert scapes in Arizona with big huge tall Joshua trees reaching over 20 feet tall! They are the tallest I have ever seen! It is a spectacular drive and I was in complete awe the first time! I read that they are even larger than those in Joshua Tree National Park in California!

It is a rural country setting offering the basics of a post office, small grocery store, a school for K-12, fire station, bank, restaurant, etc. I have a friend from this area and I asked her what kind of people live in this rural area. She said a lot of retired people who want to be close to Vegas and Laughlin. Its a warmer dryer climate with low humidity. Although it reaches over 100 at times it is much cooler than Phoenix.

About 30 minutes NE is Meadview which sits on the easterly end of Lake Mead and the Grand Canyon. Lake Mead National Recreation Area is believed to be the only town anywhere that actually is inside a National Park and has access to Lake Mead and the Grand Canyon by personal watercraft. South Cove has a boat ramp for the fisherman.

Pearce Ferry has a ramp into both Lake Mead and the Colorado River! I visited Pearce Ferry in March 2017 and included photos of the boats rafting the river and a beautiful huge heron out enjoying the stormy afternoon! However the water levels are so low right now that I was only able to see access into the river.


A video I made of our journey to Pearce Ferry on the west end of the Grand Canyon where you can access both Lake Mead and the Colorado River. It's about 2 hours SE of Las Vegas, Nevada near Kingman. We made our way up to Pearce Ferry to Meadview and oh what a beautiful drive thru the giant Joshua Trees. It sure turned out to be a stormy day! I asked the men in the big trucks with all sorts of strange equipment on the back what they were doing. They said they were from the Hualapai River Runners and were waiting to pull the white water rafters out that were coming down the Colorado River from Peach Springs in 45 minutes.

Hot dog boats coming down the river so I spent time exploring with Buddy my boyfriend! I marveled at the ridge of the canyon, watched the sandy dirt crash down into the river and spotted a heron on a rock outcropping! The thunder got loud and I was getting nervous about the time the rafters came zooming down the river. Looks fun to me and one more thing on my bucket list!











This is a retirement community for those who love to play in the warm Arizonan sun! In addition to fishing and boating the area offers hiking, gold mining, and 4-wheeling. The area is open range with wild horses, coyotes, burros, jackrabbits, quail and road runners.

All of these photos were taken on our journeys thru Tehachapi, Red Rock, the Mojave Desert, California City, Aerial Acres, Mojave, Barstow, Las Vegas, Lake Mead, Meadview, Lake Havasu, Yucca, and the Pacific Ocean. Whew!

I started traveling through this part around 2002. I saw towns like Victorville and Lancaster improving major roads. Then I started seeing lots of employees standing on street corners on the weekends with shaker signs pointing potential home buyers to come check out their new developments. I notice that Highway 14 which goes through Mojave to the Bakersfield-Barstow Highway had improvements being made to it in January 2007. I noticed quite a bit of new businesses in California City.

In May 2011 I was stunned to see the number of windmills that covered hillsides and valley floor as I made my way down to Mojave. The windmills came right to the western edge of the town.

I also saw quite a few solar projects down on the valley floor in Barstow! Holy cow is this place ever hopping with energy! We have had quite a few people asking us if we have any land for development there. I read in September 2011 that there is currently several planned solar projects in this area!

The Colorado River, Lake Mead, Lake Havasu and Lake Mohave make this the hot spot place to be for water sports in greater Southern California, Western Arizona and Southern Nevada!
