Your choice of lots for sale sitting in the hills above Lake Chaparral in Mound City, Kansas. There's graveled roads that have power running along each lot. It's about 1 hour S of Kansas City, KS, 3 hours E of Wichita and 2.5 Hours NW of Springfield, MO in Linn County. There's 3 private stocked lakes that don't require fishing licenses, swimming, a clubhouse, bathhouse, docks, and boat ramps for the use of the property owners!

All of the photos were taken in July 2017 of the properties and their surrounding views. The image #'s are at the top of the images. We made notes below about the individual lots, road and power:

SOLD Block 31 Lot 57 is 12,287 Sq Feet, Taxes $7.49. See images 1 - 45. Notes: Laguna Drive is a graveled road along the E with power along it and it sits just down the road from Lake Chaparral. It's covered with large pretty trees and not too much underbrush and the sun lit up the forest floor! The lot sits on a rolling hill that first slopes down off the road before climbing up the rolling hill to the W further. We included some aerial photos showing the topography of the property as you can't see the forest thru the trees here! You would need to do some dirt moving on this property to be able to build or pull your RV onto it. But wow is it a pretty lot hidden in the trees with lots of privacy. It's just down the road from the lake and had a few spiders and pretty flowers sprinkled about. There are a few neighbors nearby that I could hear talking and music playing, out enjoying the afternoon.

Available Block 37 Lot 32 is 10,840 Sq Feet, Taxes $6.60. See images 46 - 85. Notes: Surrey Court is a graveled road along the S that was a bit rough for a car towards the top of the hill and you would need a 4WD or truck with clearance unless you improve the road. I saw a neighbor with a quad slow down quite a bit to get down it. It sits about 300' NW of Granada Road down the hill so not too far off one of the main drags. The good side of that is no one is around here using their properties that I saw! Once down the hill the road is overgrown but an easy drive. Wow is this property covered in HUGE TREES, some of the largest I saw as I explored Lake Chaparral. There's quite a bit of underbrush that was as tall as me and the trees were so tall I couldn't fit them in the pictures! It sure was a pretty hike back up the hill to my car on Granada Road with lots of wildflowers blooming. Oh what a pretty setting! It sits about 6/10 of a mile W of the boat ramp into Lake Chaparral. There's no neighbors that I could see and I thought it would be a great place to hide in the forest with power!

Lake Chaparral subdivision offers 3 fishing lakes, a kid’s fishing pond, beaches, docks, boat ramps, 2 shower houses, gated access, a clubhouse, a family BBQ area, a handicap accessible fishing dock, and other amenities for the use of the property owners. We included several photos of the common areas and people enjoying the lake during our visit! I think the best part about it is you don't need a fishing license because it's a private lake! Wow the cost for a fishing licenses for the family is about the same as as the annual dues!

If you wish to view the property please see the notes above under POA as we will need to call you in a gate pass and you will need to visit during their hours of operation which are limited.

This is a fun spot away from the busy city to load up the family in your RV and head to the lake for fishing and swimming! And you don't need fishing licenses here because it's a private lake! Hot dog! Enjoy, Amber : )

Lake Chaparral is about 6 miles NW of Mound City, Kansas, the County Seat for Linn County. It's about an hours S of greater Kansas City, KS., 3 hours E of Wichita, and 2.5 hours NW of Springfield, MO. It's close enough to Kansas City to escape for the day and take the kids fishing and swimming! It has a population of about 680 and the county has a population of 9536.

Lake Chaparral subdivision offers 3 fishing lakes, a kid’s fishing pond, beaches, docks, boat ramps, 2 shower houses, gated access, and other amenities for the use of the property owners.

Majority of it is heavily treed and zoned for residential use with manufactured homes, small cottages, RV's parked on a permanent basis, and some set up to easily pull in an RV. Around 16 miles of graveled roads run through much of the subdivision which are maintained by the POA.

A lot of time, attention and care has been given to the 3 lakes within the subdivision. Timber Lake is the smallest. De Lago Lake is the next largest, and offers a shower house, a family barbecue area adjacent to a floating dock, a boat ramp and swimming beach. The largest lake, Lake Chaparral, is the namesake of the community and has a beach, shower house, docks and boat ramps. Since it’s a private community, owners need not have a fishing license and the lakes are stocked regularly!

They put on quite a few special events throughout the year on the holidays and there’s bingo in the clubhouse on certain Saturday evenings and bridge in the game room on a regular basis.

I like the motto on Mound City's website: SMALL TOWN LIVIN' WITH BIG CITY PERKS! WARM, FRIENDLY COMMUNITY WITH SUPERB RECREATION OPPORTUNITIES AND CLOSE ACCESS TO KANSAS CITY!

It's about 45 minutes from the historic Fort Scott’s civil war memories. There are antique shops in every direction. It's about 30 minutes from the Amish Farmer’s Market, where you can pick up many organically-grown meats, vegetables and homemade treats. There is a strong sense of safety and stability within the community, with little-to-no crime.

Pleasanton is the biggest city in the area with a population of 1176. It was founded in 1869 and named after General Alfred Pleasonton, the victorious Union General at the Battle of Mine Creek. It's built in and around the battlefield site which is considered by many to be the only major Civil War battlefield in Kansas. It's also home of Cookee's Drive-In which has been voted "Best" for several years in a row and Amber agrees!
