160 acres land for sale 5 miles SW of Carrizozo off Highway 54. It's about 50 miles N of Alamogordo. It is made up of 4 adjoining 40 acre parcels and I am selling them altogether. The Lincoln County assessed value of the 160 acres is $120,000!
All of the photos were taken from Highway 54 about 1 mile east of the property. There is an old jeep trail that takes off the highway here and runs thru the SE corner of the 160 acres. This road had a lock on the gate. I have tried to contact the owner to ask for a key or offer to sell but I never heard anything. So you are going to need to do some further research on access. The county gis also indicates this old jeep trail that goes thru the SE corner of the property.

I included several old survey maps and the original deed that I found thru the BLM GLO (General Land Office) Records on the BLM website. This was deeded from President Woodrow Wilson to Walter Stadtman in 1913. It was then deeded to his 4 heirs in 1944. I purcahsed this at the Lincoln County tax foreclosure sale so there has been very little change of ownership prior to my purchasing it. Those old maps show the roads prior to the highway existing.
Lincoln County has no zoning and instead follows the state codes when it comes to building and septic regulations. I contacted the State Engineers office in Roswell 575-622-6521 to verify the water rights with the property. My research shows each 40 acre parcel can drill domestic stock wells up to 3 acre feet per lot and it can be multiple wells. That is 1,000,000 gallons per year X 4 = 4 million gallons per year! They indicated it could be used for cattle or small farming.
Looking across the property with the San Andres Mountains beyond. You can see the dark area that sits about 3 miles out where the Valley of Fire sits. The San Andres Mountains lie within the White Sands Missile Range.
This sure is an oddball area and a pretty busy highway with the traffic from Alamogordo. The railroad tracks run along the east side of the highway.
The Valley of Fire Rec Area sits a few miles to the west of the property. Approximately 5,000 years ago, Little Black Peak erupted and flowed 44 miles into the Tularosa Basin. The resulting lava flow is four to six miles wide, 160 feet thick and covers 125 square miles. The lava flow is considered to be one of the youngest lava flows in the continental United States. Some maps show it covering the property but there are a few square miles of private land between it. You can definitely see where it sits in the aerial maps because it is covered in black rock.

The town of Carrizozo sits 5 miles NE and beyond is Carrizozo Mountain.
The White Mountains and Sacramento Mountains sit to the east - definitely the playground for southern New Mexico and Texas!
We stayed for a few nights as Carrizozo is the county seat and we were hard pressed to find a decent restaurant. I discovered the famous fried burritos at Allsup's, the gas station at the busy intersection! I'm not one to eat junk food out of gas stations but without a lot of choices that night I was pleasantly surprised. And since then every time I've seen an Allsup's I've said STOP I NEED A BURRITO! They started in Ruidoso in the 50's and introduced their burritos in the 70's! But to find a coffee shop and donut in the morning we had to venture to the side streets in the small town and I was thinking wow this town sure could use some more restaurants! Good thing they have coffee at Allsup's too!
A shoutout to the little hotel in town, the Chaparral. They have been extremely accomodating every time I've needed a room!
Carrizozo sits at the northern tip of the Tularosa basin just NW of the Sacramento Mountains and west of the Capitan Mountains. I spotted an antelope just east of Carrizozo!

Prior to visiting the property I suggest you study the maps and the satellite image as they tell the story on how to get there. Get a mental picture of how to get to a property from a main road. I frequently write notes on how I got to the property.
Print out the important maps like the parcel map, aerial photo with the GPS coords and street map. These are the maps I use myself if I was going to view the property. You can enter the latitude and longitude into Google or Bing maps by putting a comma between them.
I also suggest you bring a street dedicated GPS like a Garmin, not your phone. Do not rely on your GPS to take you the correct way as she'll take you down miles of roads that aren't the main drags. I've named mine Thelma and Louise because she's tried to drive me off a cliff a few times! If I could just get Brad Pitt to sit in the back seat! : )
Most of the properties I sell are down some kind of dirt road - my favs! Be smart and bring a shovel, water, food, blankets, mace, a dog and anything else you might need if you get stuck for a day or two. I've been stuck in the sand, a marsh, had tires blow out - you name it. Be prepared, be safe, and have fun. She's a beautiful Earth. Welcome to Lincoln County, New Mexico, the ultimate playground in the southwest from Sierra Blanca aka the White Mountains at 11,981 feet to the beautiful open valleys of Carrizozo at 5429 feet. Wow was my head spinning the first time I visited here in 2016!

Carrizozo sits in the shadows of the Sacramento Mountain Range at the northern edge of the Tularosa Basin. It's a quiet little town and the county seat about 45 minutes NW of Ruidoso. About 15 minutes NE is the ghost mining town of White Oaks, famous for the No Scum Allowed Saloon. We headed up there our first night to see if they truly had some of the coldest beer in Lincoln County to find them closed! But it's a cute little town and I enjoyed the historical buildings over 100 years old!
Since we didn't find any cold beer we decided to visit the Lincoln County Fair in Capitan! That sure was a fun time and my first pig show I must admit! I took so many photos of it that I made an entire video of just the fair! It was a small friendly fair and I'm sure I stuck out like a sore thumb, especially after my comment about the “sparkly pig”. The gal who was getting ready to go into the arena with her pig looked at me and said no that's just the pig! Wow was that some serious pig driving as I watched two women keep their pig in the judges view as best as possible! Well turns out he was a sparkly pig as they took away the blue ribbon! Hot dog!
I also got several photos of a mean goat giving several good head butts to a baby goat. It's funny now looking at the photos but it wasn't so funny at the moment! I learned that there really is a duck with a pom pom hairdo called a crested duck! I thought someone had somehow done that to them!
The Lincoln Count Fair in Capitan!
Capitan is also home of Smokey Bear. I've been a huge fan of his since I started traveling across the western USA, frequently stopping to take my picture with him when I see his fire danger signs! Oh I was thrilled when I finally got a chance to stop into the museum. As I walked in I declared “my life is now complete” and the gal behind the counter laughed and said I definitely wasn't the first one to come thru those doors and say that! So a quick picture with my hero!
In 1950 a fire destroyed 17,000 of forest and grasslands. A fire crew found the frightened bear cub clinging for life to the side of a burnt pine tree. He was so badly burnt they named him “Smokey Bear”. He was flown to Sante Fe and upon recovery was sent to a zoo in Washington DC. In 1962 NM adopted the Black Bear as the State Animal and sent him a bear companion, Goldie. Upon his death in 1976 he returned to his home in the Capitan Mountains.
The mountain village of Ruidoso is a thriving scene people flock to all four seasons! It's 100 miles to the closest interstate and 2 hours from the nearest commercial airport yet people come here year round for winter skiing at Ski Apache, summer hiking and fishing, golf courses, art galleries, restaurants, and to relax with to the smell of pine trees and streams winding their way thru the forest.

It is surrounded by the Lincoln National Forest and there is a network of hiking trails! We spotted deer and elk while driving around town and read that black bear, wild horses and the rare mountain lion also call this home!
It's also home of the Ruidoso Downs Race Track, a tradition since the 1940's. It's famous for the showcase All American Futurity, the world's richest two year old race which was a $3 million purse in 2015! The Labor Day event drew a record of 25,000 fans which is more than live in Lincoln County!
Billy the Kid Scenic Byway visitors center sits next door to the Hubbard Museum of the American West. I didn't get a chance to view the museum but the beautiful monuments of horses outside the museum was well worth the drive by! Billy, born Henry McCarty, was an American Old West gunfighter who joined the Regulators and participated in the Lincoln County War. The Kid allegedly shot and killed two deputies, but was never indicted for the murders.
