2.774 acres of land for sale in Edwards between Warsaw and Osage Beach, Missouri at Forbes Lake of the Ozarks. It's centrally located between Kansas City, Springfield and St. Louis. This Beautiful treed lot is in a great location walking distance to Welch Lake, a lake stocked with large mouth bass and crappy and only 3 miles to the Deer Creek boat ramp into Lake of the Ozarks.
All of the photos were taken of the property in September 2010. It was a beautiful sunny day and 85 degrees! It's easy to locate on Steve Drive just off graveled Forbes Road. Steve Drive was an improved road that's mowed and maintained by the association, so you have great access all of the way to the property. The closest power we saw was by the RV community use area.
Steve Drive is a mowed grass road along the N of the property.
The intersection of Steve and Forbes. Steve Forbes is the son of Malcolm Forbes, previous publisher of Forbes Magazine and original developer. I wonder if he has ever stood on his street!
Graveled Forbes Road is 3/10 of a mile east.
The north side of the property that sits along Steve Drive has some clearing and smaller bushes mixed in with the tall trees throughout the property. Some shorter hard needle spruce trees cover the rest of the lot mixed in with some of the tallest trees out of all of the surrounding lots.
The property has a slow decline from Steve Drive to the south. The elevation increases from the entrance of Steve Drive but this property sits semi flat along the highest point of Steve Drive which makes for some fantastic views in the distance.
This unit allows for some RV use and camping on the lot itself which is not allowed in every unit. The community use area is close by. It's about 1 mile to Welch Lake, one of the interior stocked fishing lakes. It sits about 3 miles from the Deer Creek boat ramp into the lake. The development map shows all of these places. All of this is maintained by the land owners associaton - what a great spot to get away to the lake!
While visiting the boat ramp this young man who was arrow fishing showed off his catch of carp and buffalo. He said they were 5-6 pounds and he was looking for 30 pounders!
I spotted a few kids out swimming in Deer Creek which runs along the E side of Forbes Road.
This is a private gated community and you need to make arrangements with us prior to visiting to get a guest gate pass. See notes under "other information". Allow enough time to view the property, visit the boat ramps, community use area, interior fishing lakes, deer and turkeys. This is a big place to see! The LOA does not assist our interested buyers in locating the property and please do not ask them to.
Property owners have the right to use all of the facilities! They includes 3 boat launches into Lake of the Ozarks, 3 interior stocked fishing lakes over 20 acres each, and an RV community use area that has a bathhouse with showers, 11 camping slips with hookups, water, picnic tables, grills, 2 playgrounds and a clean out station for RV’s. I think $154 a year for all of the amenities and roads being maintained is a heck of a deal!
There are restrictive covenants on this subdivision. A few highlights of these covenants includes, homes and modular homes are allowed but not manufactured homes, some units allow RV use up to 3 weeks at a time, there is a gun range here but no hunting on the property, horses are allowed on lots that are a minimum of 4 acres per lot which are rare lots to find, no pigs or chickens allowed. You can read all of the covenants online ad the land owners website and I included a link to it under CCR's above.
I think this is a fisherman dream spot to hang out in their RV and maybe some day build a house. Enjoy! Char the Explorer : )

Forbes Lake of the Ozarks is a beautiful 12,800 acres located in Benton and Camden Counties in Missouri. Consisting of over five miles of shoreline wrapped around the Lake of the Ozarks, it also has three interior lakes that average over 20 acres each, three private boat launches for property owners, a picnic area and an RV park for the sole use of the property owners.
It was subdivided back in the 1980's by Malcolm Forbes, previous publisher of Forbes Magazine. I found this information in Peoples Magazine from their 1984 tidbits section: "Residents of Forbes Lake of the Ozarks, a new community near Warsaw, Mo., won't live on such traditionally named streets as Oak or Maple. Developer Malcolm Forbes, who bills his family-owned magazine as the "Capitalist Tool," named many of his streets after famous capitalists. Home buyers can choose such locations as Charlap Lane (named for E. Paul Charlap, chairman of the Savin Corporation), Araskog Drive (for Rand V. Araskog, chairman of ITT) or Straetz Drive (for Robert P. Straetz, chairman of Textron Inc.). Forbes also named streets for his five children and at least one friend: Off the main drag, Forbes Road, is a curving byway called Nancy Reagan Circle."
There is an abundance of wildlife there walking around as if they were the only ones there! Turkeys and deer roam about hiding in the trees and walking across the roads with no worries!
The roads are marked and it is easy to navigate your way around this beautiful subdivision. Some of the roads are gated to keep out poachers and dumpers as this is a private subdivision.
It is located in Edwards, Missouri, about an hours drive west of Osage Beach where you will find a 100 store outlet mall and a 30 minute drive northwest to the town of Warsaw. Warsaw has a population of about 2,070 and is the closest Wal-Mart.
It is heavily forested with streams flowing down to the lake. The varieties of trees is spectacular with oak, walnut, hickory, elm, and sycamore. The subdivision is zoned for homes or modular homes. Some of the units allow RV use - you can find these units in their covenants which are online at Forbes Land Owner's Association. You are allowed to camp up to three weeks at a time on lots in those units or build a home. We have tried to note in the listings those that allow camping on them.
There is a community use RV park where you can stay at for free for up to three weeks at a time if you are a property owner! The bathhouses and dump site are open during the warmer months but you can still stay there even if they are not open.
A few more covenant highlights that we are commonly asked about are: there is a gun range there for the owners but no hunting is allowed in the subdivision, no pigs or chickens, horses are allowed on lots that are a minimum of 4 acres per lot.
