PROPERTY INFORMATION

WELCOME TO THE ROARING 20’S!

We have drastically reduced prices on over 60% of our inventory! With tax refund season around the corner, now is the time to make your Great American Dream come true! Discover just how easy owning land is!

It’s been a while since I wrote a newsletter or blog although I post frequently to our Smile4u Land Sales page on Facebook – here's a link to come join in the chaos! Smile4u Land Sales on Facebook

So what’s been going on? This little land company sure has seen a lot of changes in almost 2 decades! I started in 2001 with me being the only employee. At times there’s been up to 9 employees, but to be honest that’s huge volumes of work managing people. The older I get the more freedom I long for. Now it is me and my assistant Sherilyn, (Lynn) and my daughter Amber still does the books.

I started 2020 with my ducks in a row!

Those who have followed us for years know that Amber and Lynn have been dear friends since grade school in Washington State. Amber moved to the big town of Phoenix a year ago and this winter Lynn joined her – literally within walking distance to her best friend! So she is now working remotely and I am delighted to say I am now working from a quiet home once again! There’s no crystal ball that gives the picture of what the future looks like but I sure love this little land company and all of the opportunities it has brought and the ones it still holds!

Lynn and Amber

Buddy will turn 15 in 2020! He has early kidney disease so his diet focuses on low protein. He wears doggie diapers at night and when we travel, although I prefer to call them “shorts” because that sounds a lot cooler! He has hearing loss and got lost 3 times this past year. But he continues to travel with me and “mark’s” many of the properties!

Headed fishing!

I just got back from Isla Mujeras, a little island off Cancun, Mexico. This is the 3rd year I’ve gone – I am blessed! I assisted once again in a shoe giveaway to 800 needy children on the island. This year was super special as my 2 high school girlfriends joined me.

I was in charge of the kids games this year and fishing for ducks and face paiting were sure a hit! Some of these children stood in line for several hours to get a pair.  And of course I whooped it up on the beach and ate some awesome food.  So thank you to my customers who have supported me over the years – you make it possible!

Fishing for ducks was definitely the hit of the day!

My foster sister Lorna painted a few hundred faces!

I spent this last year thinking about minimalism while I cleaned out a few kitchen and bathroom drawers and closets. The philosophy is about less possessions and excess stuff and living experiences instead. I chuckled when I saw I had 5 pancake turners! Ha! I used the 1, 2, 3 rule – if I had used it this past year keep it – have used it in the past 2 years probably keep it – hadn’t used it for 3 years probably get rid of. Of course really sentimental things I kept, like the chair I rocked Amber in.

In Mexico I unexpectedly found myself in a year end test! There wasn’t any hot water for the first few weeks. When I finally received hot water it was an all or nothing thing – all hot or all cold. I braved it – the price was right – year one down of my minimalism quest!

Headed to the shoe giveaway with my homemade games!

The roaring 20’s got its name from popular culture and ideas that defied the times. I find it interesting that I am once again hearing the term and am excited to see what the next decade brings. Dream Big! Char : )

1 acre land for sale in Deming, New Mexico about 20 miles from town with tons of privacy and gorgeous views of the Florida Mountains! It sits about 1/3 of a mile from a graveled road and power. There's gorgeous views of the Florida Mountains. It's an affordable area to develop in the warm sunny desert between Tucson, Arizona and El Paso, Texas. It's zoned for a home, manufactured, tiny home or 240 days RV use a year for snowbirds!

All of the photos were taken in March 2019. Cebada Road is a bladed sandy/dirt road along the south. You would need to drop some gravel in spots or blade it to even it out a bit but I was able to drive it in my truck. Cortez Rd SE is a graveled road about 3/10 mile to the E which has power running along it. You would need to contact the local power company for the cost to bring it to the property. I suggest you research solar as well as I saw quite a bit of solar out in this area and there is plenty of sunshine!

The area is mostly flat with scattered sagebrush, desert vegetation and a bit grassy in the sandy areas. I spotted a couple hawks keeping an eye on me while I took photos - some pretty big birds so watch your animals!

There are a few neighbors sprinkled about the area, the closest one 1/3 of a mile east which is also where the closest power is. It is a gorgeous home and they have several tall antennas outside - it wasn't obtrusive but rather interesting - I wonder what they are doing with all those.

Wow are there ever gorgeous mountain views in all directions! From the NE to the SE is a long view of the Florida Mountains from the NW to the NE. They start about 4 miles across the other side of the valley and you can see her rocky peaks - fabulous! I snapped a hawk flying around - a beautiful background!

The Florida Mountains is the home of Rockhound State Park about 23 miles NE. She is known for her rocks including quartz crystals, geodes, jasper, and perlite and you're are allowed to take home up to 15 pounds.

To the south about 7 miles is Tres Hermanas, the 3 Sisters.

In the distance to the north is Cookes Range with Cookes Peak at 8408 feet. In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave and included a video of it below!

It sits about 20 miles S of town and it's a pretty drive back to town with farm and crops along the way.

The border of Mexico is about 19 miles SE at the Columbus crossing. There is an interior border check station along Columbus Highway 11 about 6 miles south between mile posts 12 & 13, so you do not have to go thru that checkpoint to get to the property.

The property is zoned for a home, manufactured home, tiny home or up to 8 months of RV use if you install an approved RV hookup. There is a link above to the zoning for you to read the specifics on developing the property. If you have specific questions not covered in the zoning you would need to call the Luna County planning and zoning for clarification. I have found them to be very helpful.

Deming is a small town of about 14,647 and Luna County has a population of about 26,129. It’s about 60 miles west of Las Cruces, NM and 33 miles N of Columbus which sits on the border of Mexico.

Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, the Rio Mimbres 18 hole golf course, civic center, public auditorium, plenty of shopping including Wal-Mart, newer schools and a community college. Several times I've eaten at Si Senor Mexican Restaurant which sits in the heart of downtown. It's awesome food and one all the locals know about.

Many retirees and people with arthritis are drawn to this area because of the affordability of land and the dry arid climate with low humidity. The warm sunshine keeps the swelling and inflammation down and this is something that I can certainly relate to! I seen a few new RV parks popping up in the countryside here to accommodate the snowbirds.

I really enjoy Deming. I spent a quick 2 nights there in March 2019 and as I drove out of town I told my friend it sure would be nice to have a place in Deming to hang out in the wintertime. I'm a country girl myself and love driving around looking at all the different parts of the valley here. It is so agricultural with fields of pumpkins, onions, nuts, cotton, onion, and John Deere tractors!

In April 2018 I attended the tax foreclosure sale here which inspired me to do some economic research on the area. I learned that in September 2017 the Fort Sill Apache Tribe was awarded an $800,000 grant from the federal government to help build a 3000 square foot convenience store and fuel station at its property in Akela which sits between Deming and Las Cruces on Interstate 10.

A shout out to the Quality Inn sitting along I-10. They have a restaurant and lounge and offer some awesome tacos and cheeseburgers (Buddy really likes them). The lounge has a lot of locals that hang out. What a great staff this place has as I was called by name the second time I walked in. One of the ladies has worked there for almost a million years and I know I'll see her again! You want to know what's going on in town belly up to the bar and start asking! There's always someone who seems to know about something I am researching, like who was Bill Evans that they named they named a fishing lake after about an hour away. Sure enough someone knew the story because his friend does a lot of fishing there! After all it is the home of the biggest bass ever caught in New Mexico at 15 lbs 13 oz and was 26.5 long in 1995! It turns out Evans was an attorney at Phelps Dodge in the 1960's who helped acquire the land/water rights to build the reservoir located 300 feet above the Gila River.

I think it would be a beautiful spot for someone looking for an affordable place to retire in the desert or just hang out in your RV and be a snow bird during the winter time. Plenty of peace and quiet! Enjoy! Char the Explorer : )

Luna County New Mexico Including Deming and Akela Area Photos

Luna County New Mexico Including Deming and Akela Area Photos

Deming, a small town of about 14,099, is located in the SW part of New Mexico about 60 miles W of Las Cruces and 33 miles N of the border of Mexico. It's about half way between Tucson, Arizona and El Paso, Texas along Interstate 10.

It is the county seat for Luna County, population 24,000. It is a land of ever present sun and flowing desert rocks and cacti. It is a rich agricultural area with beautiful cattle farms and crops of chilies, onions, cotton and pecans. It is known for 99% pure water.

I've started seeing quite a few snowbirds stay here and in 2018 I noticed two new RV parks on the west side of the Florida Mountains. Many also retire here because it's affordable. Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, over 80 listed organizations, the Rio Mimbres Country Club, an 18 hole golf course, a civic center, public auditorium, schools and a community college.

Good timing seeing a man chip one to the hole in May 2018 at Rio Mimbres!

The elevation is approximately 4335 feet. It's a dry arid climate with low humidity and an average high temperature in July of 95*. That's quite a bit cooler than Tuscon at 100*, Phoenix at 106* and Yuma at 107*. People with arthritis are drawn here because it keeps the swelling and inflammation down and this is something that I can certainly relate to! The average rainfall is 9 inches. They receive occasional snowfall but it quickly melts. They are well known for their winters, offering plenty of sunshine and little rain to the snowbirds enjoying their RV's!

The Florida Mountains offers a spectacular background to these wide-open spaces. It is matched by its friendly hospitality. Click Here for more information about Rock Hound State Park, a favorite place for the locals. Rock hounders can hunt for quartz crystals, geodes, jasper, perlite, and many other minerals. You are allowed to take home up to 15 pounds! It also offers trails, unique geology, wildflower displays, and a peaceful campground.

In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave!

A video I made of my journey to Luna County in October 2015. Buddy and I hiked into a canyon to see petroglyphs in a cave! Wow was that fabulous!

Cookes Canyon, a passage way thru the mountains, was part of the 3,000 mile historic southern mail route called the Butterfield Trail that began in Tennessee and ended in San Francisco. There are so many things to explore here, old abandoned mines and the famous Fort Cummings used in the 1800s to protect from Indian raids. Cookes Range Wilderness Study Area, petroglyphs at Massacre Peak and waterfalls at Black Rock Canyon are just a few things to see nearby. It's also home to the City of Rock State Park which I visited for my first time in July 2017!

Bill Evans Lake sits about 80 miles NW of Deming and is a favorite fishing spot to the locals. It is the home of the biggest bass ever caught in New Mexico at 15 lbs 13 oz and was 26.5" long in 1995! It turns out Evans was an attorney at Phelps Dodge in the 1960's who helped acquire the land/water rights to build the reservoir located 300 feet above the Gila River.

In September 2017, the Fort Sill Apache Tribe was awarded an $800,000 grant from the federal government to help build a 3000 square foot convenience store and fuel station at its property in Akela about 20 miles E of Deming and 30 miles W of Las Cruces along Interstate 10. The tribe plans to pitch in additional revenue toward the project; the exact amount hasn’t been finalized, but it could range up to $1.5 million or more, according to a tribal official. The Fort Sill Apache Tribe are descendants of the Chiricahua Apache Tribe whose leaders include Cochise and Geronimo. I've visited the Chiricahua and Cochise Mountains - worth checking out and great American history!

In April 2023 the new Valero gas station at the Akela Flats exit along I-10.

Las Cruces, population 101,759, is a beautiful city and the county seat for Dona Ana and the 2nd largest city in New Mexico. It sits 60 miles E of Deming and 40 miles N of of El Paso, Texas. I spent some time on their Economic Development website and see they have quite a bit planned for the future including renovating the Las Cruces airport for daily regional commercial flights and a commuter rail to El Paso. The federal government is the major employer with the nearby White Sands Test Facility and White Sands Missile Range. I’ve met several people who work for US Customs and commute daily from Las Cruces to the Columbus border crossing 35 miles south of Deming.
