Your choice of two 5 acre parcels of land for sale in Blanca, Colorado about 1/2 mile apart from each other. Near Alamosa and Fort Garland, nestled high in the San Luis Valley in Costilla County. It's about 3 hours SW of Denver, 1.5 hours N of Taos, 3 hours E of Durango and 1 hour west of Interstate 25 in Walsenberg. There are great views of the Sangre de Cristo Mountains with Mt. Blanca, the fourth highest peak in Colorado at 14,345 feet.

All of the photos were taken in April 2017 from Block 16 Lot 24 and the surrounding views. I saw a stake at the NE corner of the property. It was an easy drive to the property on county bladed Maribou Springs Road. We found a street sign marking this road as well. There neighbor on the adjoining lot to the east has a beautiful home set up with pretty trees starting to bloom in the springtime! There are a few other nice homes sprinkled about this part of the valley and a cool looking yurt to the SE.

My notes say "5 STARS! : ) She's lovely and wow what a view of Blanca Peak, a long view of the Sangre de Cristo Mountains as well as the San Juan Mountains!"

There are gorgeous views of Blanca Peak to the north which is part of the Sangre de Cristo Range. She is so close by my notes say the view was 5 stars and a bag of chips! There is a fabulous view of the Sangre de Cristo's from the N to the E and all the way down to the SE to the Culebra Range. The Culebra Range is a sub range within the Sangre de Cristo Mountains that rises to 14,047 at Culebra Peak.

Across the valley to the west are the San Juan Mountains where the Rio Grande River originates. It's home of the San Juan National Forest where I caught the 41st Annual Chama Chile Ski Classic in January 2014! Its cross country ski events include both freestyle & classic style races and snow shoe races. It took place at Windy Point, just below Cumbres Pass on Hwy 17 about 12 miles North of Chama! That sure was a fun thing to catch!

Close by to the south and southwest are the interesting San Luis Hills that pop out of the valley floor. I frequently spot wild horses around the San Luis Hills! The Rio Grande flows about 10 miles to the west as the crow flies thru these hills.

It’s about 7.5 miles W of Blanca and 12 miles W of Fort Garland, both little communities along the highway. I frequently stop in for a bite to eat or gas during the day. There's great fishing and bald eagle watching at Smith Reservoir State Wildlife Area about 8 miles SE and and Mountain Home Reservoir State Wildlife Area 16 miles E. I had a chance to visit both of these and included a few photos of those as well! I had a great time watching the bald eagles take off from Smith Reservoir! : ) Oh I so love my job!

I try my hardest to make it to the big town of Alamosa at least one night for a fabulous dinner at True-Grits Steakhouse. It’s an old building decorated in John Wayne memorabilia and the food is 2 thumbs up! It’s also the county seat for Alamosa County and home of Adams State University, True-Grits Steakhouse, Wal-Mart, Home Depot and other major shopping and services. It has a population of about 8800.

The area is extremely green in the spring into early summer months here - yes, even in the high desert! The valley is mostly agricultural with many beautiful farms sprinkled about. It boasts an average of 280 sunny days per year! Summers are considered mild with daytime temperatures occasionally reaching 90 and cool summer evenings. Winters are cold with average snowfall about 40 inches. The mountain passes are well maintained through the San Luis Valley and are all weather roads.

I have seen wild horses and antelope roaming this valley on several occasions now. In February 2012 I had a chance to visit the valley and as the sun was getting low over the valley I spotted a HUGE herd of wild horses. It took a moment but I noticed in the short distance another huge herd - oh they were stunning with the glow of the sun on them! That is the largest group of wild horses I have ever seen! They were nervous and took off running their tails flying in the wind! Oh I love the rural places I get to explore! I also made my way down to Taos, New Mexico which sits about an hour to the south of here and I woke up in the morning at The Historic Taos Inn... definitely on my approved places to stay, eat, get a drink, and a fabulous cup of coffee in the morning!

Close by are several recreational activities: the Great Sand Dunes, Alamosa National Wildlife Refuge, Blanca Wildlife Habitat Area, Blanca Wetlands, the Rio Grande, Smith Reservoir, Mountain Home Reservoir, and Sanchez Reservoir. I watched bald eagles take off from Smith Reservoir! : ) There’s also skiing to the south in Taos and Red River.

I've visited the area many times and am always lucky to see beautiful sunsets, huge herds of elk, wild horses, and an incredible variety of birds. I included a video below of one of my journeys around the San Luis Valley and on down to Taos, New Mexico about 1.5 hours south. I woke up at the Historic Taos Inn, definitely on my approved places to stay, eat, get a drink, and a fabulous cup of coffee in the morning.

This is always a favorite part of the valley for our buyers - close to the highway, Blanca Peak and the small towns along the highway of Fort Garland and Blanca offering gas and a few restaurants. The San Luis Valley Ranches and Mount Blanca Valley Ranches are nestled high in the Rocky Mountains in the San Luis Valley. The valley sits at an elevation of 7544 feet. The San Luis Valley is one of the largest high desert valleys in the world at an altitude of over 7,000 feet. The high plains and flat valleys stretch for 722 square miles and is surrounded by the Sangre de Cristo mountain range to the east and the San Juan mountain range to the west. The Rio Grande River originates in the San Juan Mountains and flows through the San Luis Valley.

The are beautiful long views of the Sangre de Cristo Mountains from the N to the E to the SE to the Culebra Range. To the north is Blanca Peak, the fourth highest peak in Colorado at 14,345 feet. The Culebra Range is a sub range within the Sangre de Cristo Mountains that rises to 14,047 at Culebra Peak!

Located centrally around the towns of Fort Garland and San Luis, it is about 1/2 hour SE of Alamosa, 210 miles south of Denver, 175 miles east of Durango and 1 hour N of Taos, New Mexico.

Fort Garland and Blanca are small towns in the area offering gas and a few restaurants. Alamosa, to the west, is a bigger town offering shopping, a state college, Wal-Mart, restaurants and hotels. The valley is mostly agricultural with many beautiful farms sprinkled about.

To the south just across the state line in New Mexico is Ute Mountain, a very cool volcanic peak that rises off the valley floor alone! She is an isolated, free-standing former volcano that rises almost 3,000 feet above the valley, reaching an elevation of 10,093 feet the highest point on BLM land in the state of NM.

Smith Reservoir State Wildlife Area and Mountain Home Reservoir State Wildlife Area are both within ½ hours drive of the properties. I had a chance to visit both of these and included a few photos of those as well! I had a great time watching the bald eagles take off from Smith Reservoir! There is wildlife conservation land aka BLM Land to the West along the border of Costilla and Alamosa County.

There are tons of extracurricular activities including the Great Sand Dunes, hiking, biking, and skiing to the south in Taos and Red River.



In March 2013, I was driving up thru Taos, New Mexico and stopped by the Rio Grande River. There I spotted Dan the Man out doing some fishing. Oh he was such a great sport, very patient with me as I asked him what he was using to catch fish with. I shot about 30 photos of him and these were my favorites!

The Rio Grande, Smith Reservoir State Wildlife, Mountain Home Reservoir State Wildlife Area and Sanchez Reservoir are within an hour of each other so lots of fishing close by!
