PROPERTY INFORMATION
5 acres of land for sale in Blanca, Colorado with wild horses and antelope roaming nearby about 3.5 hours SW of Denver in the San Luis Valley. Alamosa is a 30 minute drive NW and Taos, New Mexico, known for its world class skiing and artists, is 75 miles to the south. It's nestled high in the Rocky Mountains in the San Luis Valley with a stunning view of Blanca Peak in the Sangre de Cristo Mountains!

All of the photos were taken in April 2017 of the property and its surrounding views. I also included a couple antelope I spotted in the hills to the south and wild horses roaming the valley to the SW that day! It's a corner lot with 13th Street along the south and Comanche Ave along the west. These are both county maintained roads and it was an easy drive to the property.

The property is flat and covered in short vegetation and scattered grass. There is a neighbor on the adjoining lot to the north that has built on the property line and did not adhere to the setbacks that are required. They have an off grid green house and a few surrounding outbuildings as seen in the photos. I have been in contact with them and they said they will move their stuff back off the line when it unfreezes.

There is a fabulous view of Blanca Peak to the north. She is the fourth highest peak in Colorado at 14,345 feet and part of the Sangre de Cristo Mountains. They continue running from the NE to the E.



Across the street to the south one of the San Luis Hills pops out of the valley floor and I spotted two antelope racing up it as we pulled up! You can see them in the lower left hand side of the photo. The hills continue to pop out of the valley floor to the west and are interesting to look at with her mesas and pointy hill tops! I frequently spot wild horses when exploring this part of the valley and I was not disappointed that day spotting them a few miles to the SW!





The San Juan Mountains are beyond the hills. The Rio Grande, the 4th longest river in N America, originates in these mountains and flows about 5.25 miles west of the property. It's also home of the San Juan National Forest where I caught the 41st Annual Chama Chile Ski Classic in January 2014! Its cross country ski events include both freestyle & classic style races and snow shoe races. It took place at Windy Point, just below Cumbres Pass on Hwy 17 about 12 miles North of Chama!

There is a huge hay farm to the west and I could see the irrigation systems for circular crops. You can see in the aerial photos this covers a large area. I measured them and they run for about 2.5 miles west and 3.5 miles north! The maps name it Nature Prairie Organic and I read that this organic farm produces alfalfa for a dairy farm. So a pretty place to watch the changing seasons in this agricultural valley!



It was pretty windy the day we visited and made me think this might be a good place for off- grid living using alternative energy by wind generation. I also see a lot of solar out in this valley. There is power 1 mile to the north and 1 mile to the east. You would need to contact the local power company for the cost to bring it to the property.

It’s 20 miles SW of Blanca and 24 miles SW of Fort Garland, both little communities along the highway. I frequently stop in for a bite to eat or gas during the day. The bustling town of Alamosa is 25 miles W. It's home of Adams State College, the Alamosa County Offices, Wal-Mart, Home Depot and other major shopping and services. It has a population of about 8800. I try my hardest to make it to the big town of Alamosa for a fabulous dinner at True-Grits Steakhouse. It’s an old building decorated in John Wayne memorabilia and the food is 2 thumbs up!

About 18 miles SE is San Luis, the county seat for Costilla County as well as the oldest town in Colorado, established in 1851. It's a small town of about 750. It's predominately Hispanic, with strong ties to Spain's religious, cultural, and artistic traditions. The town has interesting architecture and several murals that catch your eye as you drive thru! The surrounding area is mainly a farming and agriculture area. The biggest attraction is the Stations of the Cross Shrine which looms large above town!

In September 2017 I journeyed up the side of the mesa near San Luis to the shrine, a lovely walk and quite a moving experience! I unexpectedly felt tears flowing down my face when I reached the last few and was moved to place my only piece of jewelry upon one of the shrines, saying a prayer for my family. I made a video of it below in the additional photos area.



There are 3 fishing lakes in the area: Sanchez Reservoir, Mountain Home Reservoir State Wildlife Area and Smith Reservoir State Wildlife. Other close by recreational activities are the Great Sand Dunes, Alamosa National Wildlife Refuge, Blanca Wildlife Habitat Area, Blanca Wetlands, the Rio Grande, and skiing to the south in Taos and Red River.

Smith Reservoir is 11 miles NE and in 2012 I stopped by long enough to dip my toe into it and watch the bald eagles take off and land! Brrr was it a cold weekend and the wind off the water was even colder!



If you have been looking for a place in Colorful Colorado to have fun you will have a hard time finding a better price on a big chunk of land! I think this is a beautiful rural setting for someone looking to hang out and go fishing and watch the horses roam in your back yard! Enjoy! Char the Explorer : )

A video I made of my journeys thru the San Luis Valley in Southern Colorado.

The San Luis Valley Ranches and Mount Blanca Valley Ranches are nestled high in the Rocky Mountains in the San Luis Valley. The valley sits at an elevation of 7544 feet. The San Luis Valley is one of the largest high desert valleys in the world at an altitude of over 7,000 feet. The high plains and flat valleys stretch for 722 square miles and is surrounded by the Sangre de Cristo mountain range to the east and the San Juan mountain range to the west.

The Rio Grande River originates in the San Juan Mountains and flows through the San Luis Valley. The are beautiful long views of the Sangre de Cristo Mountains from the N to the E to the SE to the Culebra Range. To the north is Blanca Peak, the fourth highest peak in Colorado at 14,345 feet. The Culebra Range is a sub range within the Sangre de Cristo Mountains that rises to 14,047 at Culebra Peak!

Located centrally around the towns of Fort Garland and San Luis, it is about 1/2 hour SE of Alamosa, 210 miles south of Denver, 175 miles east of Durango and 1 hour N of Taos, New Mexico. Fort Garland and Blanca are small towns in the area offering gas and a few restaurants.

Alamosa, to the west, is a bigger town offering shopping, a state college, Wal-Mart, restaurants and hotels. The valley is mostly agricultural with many beautiful farms sprinkled about.

To the south just across the state line in New Mexico is Ute Mountain, a very cool volcanic peak that rises off the valley floor alone! She is an isolated, free-standing former volcano that rises almost 3,000 feet above the valley, reaching an elevation of 10,093 feet the highest point on BLM land in the state of NM.

There are 3 fishing lakes in the area: Sanchez Reservoir, Mountain Home Reservoir State Wildlife Area and Smith Reservoir State Wildlife. In February 2012 I stopped by Smith Reservoir long enough to dip my toe and watch the bald eagles take off and land! Brrr was it a cold weekend and the wind off the water was even colder!

Later that evening as the sun was getting low over the valley I spotted a HUGE herd of wild horses. It took a moment but I noticed in the short distance another huge herd - oh they were stunning with the glow of the sun on them! That is the largest group of wild horses I have ever seen! They were nervous and took off running their tails flying in the wind!

There are tons of extracurricular activities including the Great Sand Dunes, hiking, biking, and skiing to the south in Taos and Red River.


In March 2013, I was driving up thru Taos, New Mexico and stopped by the Rio Grande River. There I spotted Dan the Man out doing some fishing. Oh he was such a great sport, very patient with me as I asked him what he was using to catch fish with. I shot about 30 photos of him and these were my favorites!

The Rio Grande, Smith Reservoir State Wildlife, Mountain Home Reservoir State Wildlife Area and Sanchez Reservoir are within an hour of each other so lots of fishing close by! I've visited Smith Reservoir State Wildlife Area and Mountain Home Reservoir State Wildlife Area and included a few photos of those as well! I had a great time watching the bald eagles take off from Smith Reservoir!

There is BLM wildlife conservation land along the border of Costilla and Alamosa County. There are tons of outdoor activities including the nearby Great Sand Dunes, hiking, biking, and skiing to the south in Taos and Red River.

In February 2012 as the sun was getting low over the valley I spotted a HUGE herd of wild horses. It took a moment but I noticed in the short distance another huge herd - oh they were stunning with the glow of the sun on them! That is the largest group of wild horses I have ever seen! They were nervous and took off running their tails flying in the wind! I then made my way down to Taos, New Mexico which sits about an hour to the south of here and I woke up in the morning at The Historic Taos Inn, definitely on my approved places to stay, eat, get a drink, and a fabulous cup of coffee in the morning!

In September 2017 Buddy and I made the trek up the side of the mesa to the Stations of the Cross Shrine in the early morning. It is a series of 14 bronze sculptures depicting the last hours of Christs life, his judgement, sufferings and death. It was built as an act of faith and love for the parishioners of the Sangre de Cristo Parish. I've made several videos over the past few years and this is by far my favorite. From the beginning with my beloved companion Buddy as we encountered the turkey vulture, to the views over the fertile San Luis Valley with her yellow and green crops.

The art by sculptor Huberto Maestas is quite graphic and moving. The sun was so bright in the early morning and seemed to increase the intensity of the sculptures. I unexpectedly felt tears flowing down my face when I reached the last few and was moved to place my only piece of jewelry upon one of the shrines, saying a prayer for my family.

The turkey vulture is a symbol of danger and death to many cultures as well as a protector and guardian. Looking back it seems to have foretold the story that lay ahead of us that morning. It truly was a moving experience for my soul and I am left with an even greater appreciation of the beauty of the San Luis Valley.
