The Village of Los Lunas announced that Facebook will build a data center there, a $250 million investment for the first phase! I read that it will break ground in October 2016. There could be up to six phases. It will stimulate 200-500 construction jobs on site daily and once completed a minimum of 30 full time jobs. It will be located just SW of the Intersection of Interstate 25 and Highway 6 as noted in the map.

A quote from the cities website "the data center construction will generate millions of dollars in economic impact beyond the amount directly spent by the company, and typically support thousands of jobs over multiple years. And finally, there is often a ”follow the leader” effect – once a large data center project locates in an area, other related businesses will follow shortly afterwards."

I also read about the Interstate 25 interchange and the East-West Corridor project they are working on referred to as Morris Road on the map. This is a 4 mile stretch of road that would add a new bridge over the Rio Grande River, a new intersection at NM 47 and is estimated to cost $49 million.

Based upon the maps I saw it looks like this corridor would end of the east side approximately 2.75 miles NW of the very NW part of Rio del Oro as the crow flies. We marked this on the map as well in the SE corner of it.

Located about 20 miles South of Albuquerque, it was once a quiet agricultural area, but the Village and Valencia County has grown to over 80,000 and is one of the fastest growing in the state. I remember one of my mentors Big Steve telling me that if I ever came across land in Los Lunas to hold on to it! Huh that man was right once again.


0.25 acres building lot for sale in Los Lunas, New Mexico in Valencia County. It's about 12 miles SE of the new Facebook Data Center and 1.5 miles SE of El Cerro-Monterey Park neighborhood. It in Rio del Oro near the new elementary, middle and high schools. The Albuquerque airport is about 30 miles north. I sure have read quite a bit about the growth in this area!

I have not had a chance to view this property and all of the pictures were taken in May 2015 along S Rio del Oro Loop where units 3, 42 and 43 adjoin which is about 2.25 miles SW of this property. I chose these photos because they gave the best view I thought looking across the growth of the schools and the built up subdivisions as well as this property. We noted in the maps where the photos were taken from the property for sale. The maps also show where the six newer school are located and the proposed site of the new hospital in Belen.

The property sits near the end of a culdesac on Boston Street as seen in the maps. The roads in the subdivision were subdivided years ago and are mostly overgrown from lack of use. I would definitely print the maps, study the aerial photos and bring along your gps to view the property. We have marked the gps coordinates in one of the maps. It's not too far to find your way around out here as long as you have your gps and maps with you!

It north of the Rio del Oro Loop N and just S of Monterey Boulevard. These are the main roads that take you out to this area. Monterey Boulevard sits about 0.15 miles North of the property and leads west back along the south of El Cerro-Monterey Park neighborhood as seen in the maps and aerial photos. It's not as improved as the graveled Rio del Oro Loop and I was sure surprised to see that subdivision when I drove it in 2015! How did I miss that?!?

It sits down on the valley floor in the wide open valley called the Middle Rio Grande Basin, aka the Albuquerque Basin. It is one of the largest and deepest basins covering 3100 square miles and the Rio Grande, the 4th longest river in N America, flows thru it from the N to the S about 8.5 miles to the west!

There sure was a storm brewing across the valley the day I visited making for exciting booming thunder and lightning! I was a bit stupid being out in it but I love a good desert storm and this sure is a beautiful place to watch one…just not outside in the open!

This is towards the middle of the subdivision on the upper loop and to the west you can see the new schools including Valencia High School, home of the Jaguars, which opened in 2006. The school is about 30 miles S of the Albuquerque and 11 miles SE of the village of Los Lunas, New Mexico. The Jaguars Football team won their first varsity game in 2008 beating Grants. In 2009, the Boys Cross Country team beat the cross town rival, Los Lunas, the first Jaguar team to do so. In May 2011, members of the Girl's Track team were the first individuals to win a State Championship. Sounds like I need to stop and get a t-shirt!

To the SW across the valley are the Sierra Ladrones with Ladron Peak at 9,210 feet. She towers almost 4,500 feet above the Rio Grande Valley! Part of the range is included in the Sevilleta National Wildlife Refuge about 25 miles south. Animal species include mountain lion, pronghorn, bear, and desert bighorn sheep. I spent an afternoon there by the Rio Grande and saw ducks, quail and a badger. That’s the closest I’ve ever been to a badger and I included these photos in the additional photos section.

From the NE to the SE are great views of the Manzano Mountains, home of the Cibola National Forest. The area boasts of having nearly 80% sunny days and I was here on that 20% day – lucky me as I love a good loud desert storm!

This property zoning is residential which allows for homes and manufactured homes. Some lots are only zoned for single family dwellings while others allow both multi-family units and single family dwellings. The state requires 1/2 of an acre to install a septic and well so you would need to purchase an adjoining property in order to develop. Many people are buying these lots for future investments as well as a place to retire to in years to come.

The annual dues for these properties have expired! If you're looking for property in Rio del Oro be sure and check out when the dues are expiring as some lots there have dues that will never expire!

The population in Belen is about 7,600 and Los Lunas is about 14,500 and you can see the growth in these two towns as you drive around although they remain rural communities. The busy Rail Runner commuter train runs from Belen through Los Lunas up to Albuquerque, Rio Rancho and Santa Fe offers affordable and quick access to jobs for this large labor force!

In 2006 residents in Belen and Los Lunas approved a mill levy tax to pay for maintenance and operations of the new Valencia County Hospital and in 2015 there was about $22 million in the fund. The closest hospital is in Albuquerque yet this continues to be a slow moving project as there was a disagreement whether the monies should go to Belen or Los Lunas. In 2013 the monies were awarded to Belen by the Valencia County Commissioners. Los Lunas filed a law suit and I read that in April 2015 the New Mexico Court of Appeals is looking into the lawsuit but didn’t know when a decision will be made. This has been a slow moving project and I imagine the residents of both communities hope it gets resolved soon though – that’s a long time!

The Mountainair Ranger District in the Cibola National Forest is made up of the Gallinas and Manzano Mountains. The Manzano Mountains are located primarily in Torrance County with a small section on the west side of the mountain located in Valencia County. The Gallinas Mountains are located in both Torrance and Lincoln Counties. Among the many attractions of the Manzano Mountains is the largest stand of Rocky Mountain large tooth maples in New Mexico at the head of Tajique Canyon. Wildlife include mule deer, a small population of elk, black bear, mountain lion, turkey and pronghorn antelope. Birds include small European falcons (kestrels) and golden eagles. Sensitive, threatened, and endangered Mexican spotted owl habitat can be found on the district and some Northern Goshawks are also present.

Many consider this a great place to retire because of the relaxed lifestyle: no lawn to mow unless you plant one, pueblo-style buildings, and year round accessibility to Albuquerque where the International Airport is located.

With the Facebook Data Center coming to town I continue to think these lots in Rio del Oro without annual dues are cheap investments! Enjoy! Char The Explorer :)

Update April 2019: I have been following the growth in this area since Facebook announced its decision to build a data center there in the fall of 2016. I was in Salt Lake City when I hard the big news as they were in running for it as well and didn't get picked, but rather Los Lunas, NM. Pretty interesting I thought! It opened in February 2019 and expects to continue building additional campuses into 2023! Wow is this place taking off!

My first glimpse at the Facebook Data Center being built in early 2018. I stitched 3 photos together to make this panoramic she's so big!

In February 2018 snapped this photo of the Highway 6 improvement sign and although I didn't know much it costs to build a road I thought that sure is a lot of money to be spending on a road hardly anyone drives - ha! $30 million went into improving the highway!

This was by the interchange at Interstate 40 onto this highway about 33 miles W of Albuquerque that leads SE down to Los Lunas where the new Facebook Data Center and rail park now sit. This 32 miles stretch of road cuts off about 25 miles if you went thru downtown Albuquerque and is a bypass route that will allow commercial trucks to move goods more efficiently. The Central New Mexico Rail Park, the largest rail served industrial park in central NM and serviced by BNSF is now open. I did a bit of research to see where it's located and it's just W of the Facebook Data Center also on Highway 6. Imagine that! I read that the Village of Los Lunas will now be part of a Foreign Trade Zone where an industry can store, repack, sort, mix, or perform value-added manufacturing with foreign goods without being subjected to import duties (taxes) because it is adjacent to the Sunport international port of entry. They are currently improving the intersection of Hwy 6 & Hwy 314 and design work is proceeding on the replacement bridge across the Rio Grande, the only road that puts all of the traffic from the E side of the Rio Grande where much of the work force lives to the other side. They are also improving the extension of Camelot Boulevard to Morris Road which is part of the Morris Road project, a 4 mile stretch of road that would add a new bridge over the Rio Grande River and interchange onto I-25,and is estimated to cost $49 million. Some of you heard it here first! And for those of you who haven't heard it at all and would like to read more about it here's the rest of the story.


June 2017 Update on the Economic Development in Valencia County, New Mexico: I’ve been keeping an eye on the Facebook Data Center being built in Los Lunas since I first heard about it. It broke ground in 2016 and I got my first chance to see it in January 2018.

Here is another look at it just a month later in February 2018!

In November 2017, Facebook announced it will build a total of six buildings at its billion-dollar data center in Los Lunas, adding an additional four to the two already and adding 1.8 million square feet for a total of 2.8 million square feet! The building is expected to go through 2023. There are estimates that between 800 and 1,000 construction workers are on site every day for the next six years. The data center is located at the Huning Ranch Business & Tech Park and I found this map showing the existing area and future proposed growth.

PNM is already building three solar plants of its own in Los Lunas to supply 30 MW of power for the first two buildings in Facebook’s facility. But with Facebook announcing plans to expand to six buildings over the next five years, it wants to ramp up its energy needs. To supply the additional power, PNM negotiated agreements with two companies, Avangrid Renewables and NextEra Energy Inc., to build and run the plants and sell the energy to PNM for delivery to Facebook. It includes: A 166 MW wind farm that Avangrid will build east of Estancia in Torrance County, to open by 2020. It will be Avangrid’s second wind facility in that county, where it’s now finishing construction of the 298 MW El Cabo Wind Farm near Moriarty. A $72 million, 50 MW wind farm in Quay and DeBaca counties in eastern New Mexico to be built by NextEra and completed in December 2018. A $75 million, 50 MW solar plant that NextEra will build in Cibola County to open in December 2021. NM-6 highway is receiving a rehabilitation with a cost of $30,929,344.80 and is scheduled to be completed the summer of 2018. It starts at Interstate 40 about 33 miles west of Albuquerque and goes for 18 miles SE towards Los Lunas and includes replacing two bridges and bring roads up to current design standards. This will create a high quality bypass route that will allow commercial trucks to move goods more efficiently. I myself have used this cutoff for the past several years as it bypasses the busy intersection in Albuquerque of Interstates 40 and 25 and saves a good half an hour!

The Los Lunas Economic Development site is filled with information of business that have recently opened as well as several announcing plans; bottled water supplier Niagara Bottling announced it will opening a beverage manufacturing facility here, manufacturer Keter Plastics announced it would move into the long-vacant Solo Cup plant in Belen, two new residential subdivisions are coming to Los Lunas and Belen, Rancho Valencia and De La Reina, and the Westside Burger King opened for business! The Rio Communities is three miles east of Belen and Los Lunas is 10 miles N of Belen. Its a pretty valley nestled against the Manzano Mountains on the east, and Mesas on the west. The population in Belen is about 7500 and Los Lunas is about 25,000 and you can definitely see the growth in these two towns as you drive around. There is a large labor force in Los Lunas and Belen that work in Albuquerque and they can now take the Rail Runner into Albuquerque! A few times now I have caught the parking lot full and the train with her cool roadrunner on top! I really enjoy the art on it and read that the name is a play on the state bird the roadrunner. Majority of the properties here had their dues expire between 2009 and 2011 so never due again however some lots there have dues that will never expire. You can contact the Valley Improvement Association if you wish to know more about their Association. They have quite a bit of information on their website VIA.org. They are very nice people who have been extremely helpful over the years. Belen was founded in 1740 by 2 Spaniards named Captain Don Diego Torres and Antonio Salazar who was Torres brother inlaw. They named the town Belen (Spanish for Bethlehem) in honor of that town. In 1901 the Santa Fe railroad had just finished laying down railroad tracks which has made Belen the transportation hub of New Mexico. And to this day Burlington Northern shares the central switch yards. Some days, nearly 100 trains roll through the Belen Railroad Yard hauling freight north, south, east and west to all points in North America. This is truly a wonderland for anyone who likes to watch trains. With an average annual rainfall of 10 inches per year and snowfall of 11 inches, many people consider the climate ideal. The daytime high temperatures are in the low 90's in the summer months and daytime high temperatures are in the 50's in the winter months . The temperatures do fall below freezing during the winter months but the snow quickly melts. The Mountainair Ranger District in the Cibola National Forest is made up of the Gallinas and Manzano Mountains. The highest peak is Ladron Peak at 9,210 feet and her summit is almost 4500 feet above the Rio Grande Valley! Part of the range is included in the Sevellita National Wildlife Refuge. Animal species include mountain lion, pronghorn, bear and desert bighorn sheep.
