PROPERTY INFORMATION
1.62 acres land for sale in northern California by Alturas with tall trees, graveled road access, power along road and beautiful valley views including Donovan Reservoir! This big building lot is a peaceful setting in northeast CA between Medford, Oregon and Reno, Nevada. The property is about 15 minutes SW of Alturas and an hour north of Susanville by Oregon and Nevada. It’s 2-3 hours from Shasta and Redding and the area is surrounded by the Modoc National Forest, a beautiful place in the rural countryside! Every time I go explore this area I enjoy it more and more because of all the wildlife along the way!

All of the photos were taken of the property and its surrounding views in October 2014. There is excellent access out to the area on a paved road and a graveled road runs along the east of the property as seen in the photos. I was pleasantly surprised when I pulled up in the street to find sewer on the same side of the street and a fire hydrant sitting a few lots east down Juniper Tree Road. There is also a power pole on the same side of the street at the corner of Pumice and Juniper shown on the parcel map. WOW, water and sewer in the street and power at the corner!

Its a pretty lot with big tall trees and open meadows sprinkled about. Its flat on the east and then about 2/3 of the way into the lot it slopes down off the backside to the valley floor below offering stunning views off that back side from the N to the NW on down to the SW and S! You can see Donovan Reservoir on the valley floor in the distance to the W/SW! From the W to the N and to the NE are pretty treed hills with lots of character - my notes say nice area! Wow it was a pretty setting even in the clouds! It looks like there might have been a bit of an underbrush fire on it a few years ago but the trees are very healthy and so was the sagebrush so I'm not sure how long ago that was.

There is a home adjoining it to the north that had a green cargo box on it and then another neighbor to the south and one off the back end to the west. The birds followed me as I walked around the lot giving me lots of photos they were so playful. And then I noticed a family of deer hanging out at the neighbors to the NE - did you see those horns! : )

We were directed to California Pines Community Center for information about the water and sewer. Its located by California Pines but not part of it so no annual dues! They indicated that even though water is in the street you would need to have a pressure test to determine if you can connect as water pressure can be low here. If there isn't enough pressure you would need to install your own well. The fees to connect to water are $2500 and $2600 for septic. I commented to her that's pretty cheap for some places!

There are several photos in the “additional photos” section below showing California Pines and the Modoc National Forest that surrounds this area. I love exploring this area and have seen many species of birds including pelicans and lots of deer roaming everywhere.

70% of the land in this county is public owned forest and wilderness making for unlimited recreational fun for the outdoors men. It also means that only 30% of the land is privately owned land so not too many people around! California Pines is located in Northern California near the cute town of Alturas in Modoc County. It is surrounded by 2 million acres of the Modoc National Forest. It is a beautiful peaceful place with plenty of privacy, pine forests and meadows, lakes, trickling streams, rugged canyons, wetlands, lava beds and high desert plateaus. Alturas is a cute little town of about 2850. Modoc County has a population of about 9500.This is a place where people love the great outdoors and its the jumping off point to almost 2,000,000 acres of the Modoc National Forest! Just south of Alturas is the 7000 acre Modoc National Wildlife Refuge. Sport hunting is permitted on 2,130 acres of the refuge. In 1980 the first Three-toed Woodpecker recorded in the State of California. 70% of all Modoc County is public owned forest and wilderness. This makes unlimited activities for the outdoorsmen enthusiast for fishing, cross county, skiing, hiking, camping and hunting. I am always thrilled to stop in for dinner at Antonio's, an italian restaurant down on the main drag where you can get pasta or pizza and listen to the locals talk about who won the kids sporting event that afternoon! A few years ago my beloved truck "Betsy" sat outside covered from head to toe after a hard days work in the mud. One of the locals walked in and said to the waitress "Wow did you see the mud on that truck?!?" as if that was a good thing - loved it! And I love eating at Antonios - the other favorite part of my job! This area hosts many types of wildlife which includes bald eagles, antelope, greater sandhill cranes, Canadian geese, mule deer, rainbow trout, great horned owl, black bears, coyotes, Shasta crayfish and Lost River sucker to name just a few. The Warner Range, a spur of the southern Cascade Mountains, extends southward approximately 60 miles. The highest peak is Eagle Peak with an elevation of 9,892 feet. Here you will find Modoc National Forest, nearly two million acres of pine forests and meadows, lakes, streams rugged canyons, wetlands, lava beds and high desert plateaus. Modoc County restrictions also allow livestock such as horses or cows on a minimum of 1 full acre and the formula they use is 1 acre per single livestock.
