PROPERTY INFORMATION
40 acres land for sale in Wells, Nevada by the Mustang Monument Wild Horse Preserve in Elko County! This 40 acres actually adjoins the thousands of acres of BLM where the wild horses roam! This is definitely a one of a kind, unique property for me to own for a short time and could be yours dirt cheap - love it! The property is located about 25 miles SE of Well and 75 miles SE of Elko, NV

The first several photos were taken about 1.25 miles SE of this property for sale in June 2004 which is the closest we have been to this property. I took them along the main road that leads thru this part of the valley and you can see this road in the maps as well. It was a graveled road in excellent condition so there is really decent access almost all of the way to the property. This graveled road runs about 3/4 of a mile east of the property. I also included photos taken along highway 93 looking at the Ruby Mountains and the beautiful farms along the highway. That is to the NW of this property for sale across the other side of the valley.

Its located in the middle of nowhere about 5 miles NE of Snow Water Lake and 10 mile NE of Warm Springs Ranch. When I purchased this back in 2011 I read that it was the proposed sanctuary site of Saving Americas Mustangs Horse Management Area. And in 2014 Founder Madeleine Pickens opened the Mustang Monument Wild Horse Eco-Resort which encompasses over 900 square miles of BLM land by Spruce Mountain.

There was a newspaper article about it back then and I included a link to the Elko Daily Free Press newspaper. By the way its a great little newspaper to get if you're keeping a pulse on whats going on in Elko County..and there is a lot continuing to go on there still!

I found a map that shows the area the 900 square miles covers - it goes almost all the way to Utah! I also included a BLM map and each square on this map represents one square mile. You can see this property adjoins thousands of acres of BLM land!

It sits in the valley by Spruce Mountain Ridge and there are fabulous views of the Pequop Mountains to the SE and the grand Ruby Mountains to the West with the Humboldt National Forest! They tower over this valley and there is a lot of agriculture and farms in Clover Valley. We included a few photos of the Ruby Mountains with her plush green hillsides and farms taken along the highway to the west

This area is called the Clover Valley and Snow Water Lake is only a few miles to the SW of the property. I found a link that talked about fishing there but I don't know for sure! Click Here for information about fishing Snow Water Lake.

I see in the maps that there is an intermittent stream that leads thru this area and its marked on the parcel map as the slough. It was dry when I was there and it is in the photos as well hidden by the tall sage brush. It looks to flow NW from the Ruby Mountains down thru Clover Valley to Independence Valley and then to a dry lake bed tucked just around the bend at the base of the mountains to the SE. That's sort of cool - wonder if/when how often water makes it down that far? Be careful!

This property is zoned for you to build on but I think it would better be suited for someone looking for a place to getaway for recreation, hunting, fishing, quads, off-road, and camping. The property is surrounded to the west, south, and east with BLM land that stretches miles. What a cool and unique property to play at! Enjoy! Char the Explorer : )

A video of my journeys thru Meadow Valley Ranchos Unit 11, the Hamilton-Bullion Trail and the South Fork State Reservoir where I sat thru a cattle drive in Elko, Nevada!

 

The Hamilton-Bullion Trail is an 11 mile loop for horses, hikers and mountain bikers. It goes from Elko onto BLM land and over hills offering scenic views of the Ruby Mountains, South Fork Reservoir and the Humboldt River. South Fork covers 1,650 acres and is surrounded by 2,200 acres of wildlife-filled meadow land and rolling hills. Known for its trophy-class trout and bass, and bird watching.

Elko County is located in northeastern Nevada, 295 miles east of Reno and 237 miles west of Salt Lake City. With 17,135 square miles it is one of the largest counties in the USA and is the heart of NE Nevada. A book listing American towns with the highest quality of life declared Elko, Nevada, "The Best Small Town in America." It is a small city, and a booming trading and service center for a mining and ranching area roughly the size of New England. In 2005 Relocate-America.com has named Elko City as 1 of the "Top 100 Places To Live" in the United States.

The population of Elko County is over 52,000, the town of Elko is over 18,000 and the town of Spring Creek is 12,000. Lately, Elko has evolved into a showcase for Western American Folk Art. Long famous for the National Basque Festival, held each Independence Day, a new era in Elko's cultural history began in 1985, when the first Cowboy Poetry Gathering was held. Estimates are 8000 - 10000 people attended the festival this January!

The weather in Elko County is considered ideal by many. Summer finds hot, dry afternoons with temperatures in the 90s, cooling to the low 40s and 50s by morning. Winters are moderate with lows typically in the 20s or 30s. Daytime highs during the winter months are in the 40s or 50s. Snowfall averages 42 inches per year and generally melts quickly. Yearly rainfall ranges from 9 to 10.5 inches. Sunny skies are usually seen over 300 days a year!

The land is mountainous and interspersed with low, flat valleys. The Humboldt River flows through the county, with the Ruby Mountains stretching across it in a north-south direction. The elevation in the valleys is about 5000 and reaches up to 11,300 feet at Ruby Dome. The elevation of Pilot Peak on the east side of Elko County reaches up to 10,716 feet. Elko County provides unlimited recreational opportunities with fishing, big game hunting (mule deer, elk, antelope and bighorn sheep), snowmobiling, ice fishing, mountain biking, hiking, camping, boating and skiing.
