These two lots that are kitty corner from each other are located about 2 hours SE of Kansas City, 45 minutes west of the bustling town of Osage Beach and 20 minutes east of Warsaw, Missouri. It is a beautiful area tucked in against the Lake of the Ozarks and has three boat ramps and a free RV place for the sole use of the property owners! It is a gorgeous place in the forest with lots of deer and turkeys! Your choice of either lot at this price!

All of the photos below were taken in November 2007 in the culdesac showing all of the lots and surrounding views and properties. We saw a possum down the road who didn't like me stopping to take their photo! My notes say "great place to watch the deer hang out! The lots sit right across the street from each other. These properties are located in one of the units that allows camping for up to three weeks at a time! We are willing to sell these separately or together!

This area is made of up a big rolling hill with some flatter parts to it overlooking the valley below! Lot 3689 slopes down off the road to the north side and lot 3691 is fairly flat along the road and then slopes down to the south. There were great views across the valley to the treed hills towards the north and west. There were lots of pretty tall trees in fall colors and a few small pines! It is was so quite you could hear the wind rustling in the trees making the leaves fall off - a very pretty setting! I took these photos a few years ago and I still remember sitting and listing to the rustling of the trees while I wrote my notes - very pretty. : )

The roads were marked making it very easy to find this property as seen in one of the photos. There is power about five lots to the northeast as seen in the subdivision power map. You would need to verify with the local power company how close it runs and the cost of bringing it to the property but it looks like it is fairly close! You can also see in those maps that the Turkey Creek boat ramp sits just to the northwest a short ways!

Prior to visiting this subdivision you will need to contact us by email or phone so we can hook you up with the proper map to drive around this subdivision as well as a gate pass. You must make arrangements to receive this map prior to being able to receive the gate pass. The LOA does not assist our interested buyers in locating the property and please do not ask them to. You must be able to locate this property yourself. We suggest you use MapQuest to locate the LOA's address at 26506 Gardiner Rd. Edwards, MO 65326 so you have maps to the starting point.

There are restrictive covenants on this subdivision. A few highlights of these covenants includes, homes and modular homes allowed, no manufactured homes, no hunting, camping allowed up to three weeks at a time on certain units, free RV area allowed for all owners in the community area, no pigs or chickens, and horses allowed on lots that are a minimum of 4 acres per lot. There is also a community use area that you can park your RV at for free and use the three boat launches into Lake of the Ozarks or just enjoy the quiet forest! This subdivision does not allow hunting but there is gun range for the owners as well.

If your passion is fishing and/or other recreational activities that include water, and you throw in the rest of the environment, that makes this area so desirable! What a great getaway spot! Enjoy! Char the Explorer : )

Benton County And Forbes Lake of the Ozarks Subdivision Photos

Forbes Lake of the Ozarks is a beautiful 12,800 acres located in Benton and Camden Counties in Missouri. Consisting of over five miles of shoreline wrapped around the Lake of the Ozarks, it also has three interior lakes that average over 20 acres each, three private boat launches for property owners, a picnic area and an RV park for the sole use of the property owners. There is an abundance of wildlife there walking around as if they were the only ones there! Turkeys and deer roam about hiding in the trees and walking across the roads with no worries!

The roads are marked and it is easy to navigate your way around this beautiful subdivision. Some of the roads are gated to keep out poachers and dumpers as this is a private subdivision. You are welcome to go view the properties we offer for sale there. You will need to check in with the land owners association first and we can supply you with the combination for the gates so you can easily get around.

It is located in Edwards, Missouri, about an hours drive west of Osage Beach where you will find a 100 store outlet mall and a 30 minute drive northwest to the town of Warsaw. Warsaw has a population of about 2,070 and is the closest Wal-Mart. It is centrally located to many nearby cities: 45 miles east of Osage Beach, 125 miles SE of Kansas City, 223 miles SW of St Louis, and 93 miles North of Springfield. It is heavily forested with streams flowing down to the lake. The varieties of trees is spectacular with oak, walnut, hickory, elm, and sycamore.

The subdivision is zoned for homes or modular homes. Some of the units allow RV use - you can find these units in their covenants which are online at Forbes Land Owner's Association. You are allowed to camp up to three weeks at a time on lots in those units or build a home. We have tried to note in the listings those that allow camping on them. There is also a community use RV park where you can stay at for free for up to three weeks at a time if you are a property owner! The bathhouses and dump site are open during the warmer months but you can still stay there even if they are not open. A few more covenant highlights that we are commonly asked about are: there is a gun range there for the owners but no hunting is allowed in the subdivision, no pigs or chickens, horses are allowed on lots that are a minimum of 4 acres per lot.
