PROPERTY INFORMATION

3 acres in Deming, New Mexico about 15 minutes S of town with gorgeous views of the Florida Mountains!  It’s a rural part of the valley with pretty farm crops sprinkled along the way from town. It’s about 75 miles SW of Las Cruces, NM between Tucson, AZ and El Paso, TX. It sits 3 blocks  from a graveled road and power and less than a mile to the paved highway. It's zoned for a home, manufactured, tiny home or 240 days RV use a year for snowbirds!

I have not had a chance to view this property and the photos were taken in November 2015 about 2 miles SW of this property. The 3 acres is made up of 6 adjoining 1/2 acre lots and 2 of the lot are corner lots with Cochise Road on the E, Chile Road runs along the N and Cacahuate Road along the S. It sits only 3 Blocks N of Elote Road aka County Rd B015 which has power running along it.  Hermanas Rd SW is paved and sits 8/10 mile east and is the main drag back to town. You would need to contact the local power company for the cost to bring it to the property. I suggest you research solar as well as I saw quite a bit of solar out in this area and there is plenty of sunshine!

It’s about a 15 minute pretty drive from town with crops and farms along the way. You can see in the aerial photos there is a farm on the south side of Elote road 3 blocks to the south. Sometimes when I visit Deming it is dry and brown and other times this place comes to life after the rains! A few times now I have been so surprised to see the green crops and a few times bright orange pumpkin patches – amazing what the desert can grow when you add some water! Nice!

The area is mostly flat with scattered sagebrush and desert vegetation. There are a few homes scattered to the south as seen in the aerial photos but nobody in this block yet. Oh what a pretty view of the Florida Mountains and her jagged peaks from the NE to the SE about 12 miles away and there is great details in her rugged rocky peaks. She rises to 7,295 feet at Florida Peak with sunny blue skies above! I have had the chance a few times now to watch the sunset over the Florida Mountains and it is spectacular! 

The Florida Mountains is the home of Rockhound State Park. She is known for her rocks including quartz crystals, geodes, jasper, and perlite and you're are allowed to take home up to 15 pounds.

 

 

To the south are the Tres Hermanas Mountains, the 3 Sisters, which sit in the southern part of Luna County. In the distance to the north is Cookes Range with Cookes Peak at 8408 feet. In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave and included a video of it below!

It is made up of 6 adjoining ½ acre lots totaling 3 acres and we are selling them together. I do believe that keeping these lots together brings a higher value to them although they can be split apart – why would you want to as it's harder to find these bigger chunks of land here! You do have the right to build on each parcel or put one home on all of it. 

The property is zoned for a home, manufactured home, tiny home or up to 8 months of RV use if you install an approved RV hookup.  If you had an RV with no utilities on site, that you can stay up to 30 calendar days a year on each lot - I am figuring that's 6 months since there are 6 lots but that's probably pushing the envelope.  There is a link above to the zoning for you to read the specifics on developing the property. If you have specific questions not covered in the zoning you would need to call the Luna County planning and zoning for clarification. I have found them to be very helpful.

Deming is a small town of about 14,647 and Luna County has a population of about 26,129. It’s about 60 miles west of Las Cruces, NM and 33 miles N of Columbus which sits on the border of Mexico.

Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, the Rio Mimbres 18 hole golf course, civic center, public auditorium, plenty of shopping including Wal-Mart, newer schools and a community college. Several times I've eaten at Si Senor Mexican Restaurant which sits in the heart of downtown. It's awesome food and one all the locals know about.

 

Many retirees and people with arthritis are drawn to this area because of the affordability of land and the dry arid climate with low humidity. The warm sunshine keeps the swelling and inflammation down and this is something that I can certainly relate to! I seen a few new RV parks popping up in the countryside here to accommodate the snowbirds.

I really enjoy Deming. I spent a quick 2 nights there in March 2019 and as I drove out of town I told my friend it sure would be nice to have a place in Deming to hang out in the wintertime. I'm a country girl myself and love driving around looking at all the different parts of the valley here. It is so agricultural with fields of pumpkins, onions, nuts, cotton, onion, and John Deere tractors!

 

In April 2018 I attended the tax foreclosure sale here which inspired me to do some economic research on the area. I learned that in September 2017 the Fort Sill Apache Tribe was awarded an $800,000 grant from the federal government to help build a 3000 square foot convenience store and fuel station at its property in Akela which sits between Deming and Las Cruces on Interstate 10.

A shout out to the Quality Inn sitting along I-10. They have a restaurant and lounge and offer some awesome tacos and cheeseburgers (Buddy really likes them). The lounge has a lot of locals that hang out. What a great staff this place has as I was called by name the second time I walked in. One of the ladies has worked there for almost a million years and I know I'll see her again!

You want to know what's going on in town belly up to the bar and start asking! There's always someone who seems to know about something I am researching, like who was Bill Evans that they named they named a fishing lake after about an hour away. Sure enough someone knew the story because his friend does a lot of fishing there! After all it is the home of the biggest bass ever caught in New Mexico at 15 lbs 13 oz and was 26.5 long in 1995! It turns out Evans was an attorney at Phelps Dodge in the 1960's who helped acquire the land/water rights to build the reservoir located 300 feet above the Gila River.

 

I think it would be a beautiful spot for someone looking for an affordable place to retire in the desert or just hang out in your RV and be a snow bird during the winter time. Plenty of peace and quiet! Enjoy! Char the Explorer : )

Property Maps

Prior to visiting the property I suggest you study the maps and the satellite image as they tell the story on how to get there. Get a mental picture of how to get to a property from a main road. I frequently write notes on how I got to the property.

Print out the important maps like the parcel map, aerial photo with the GPS coords and street map. These are the maps I use myself if I was going to view the property. You can enter the latitude and longitude into Google or Bing maps by putting a comma between them.

I also suggest you bring a street dedicated GPS like a Garmin, not your phone. Do not rely on your GPS to take you the correct way as she'll take you down miles of roads that aren't the main drags. I've named mine Thelma and Louise because she's tried to drive me off a cliff a few times! If I could just get Brad Pitt to sit in the back seat! : )

Most of the properties I sell are down some kind of dirt road - my favs! Be smart and bring a shovel, water, food, blankets, mace, a dog and anything else you might need if you get stuck for a day or two. I've been stuck in the sand, a marsh, had tires blow out - you name it. Be prepared, be safe, and have fun. She's a beautiful Earth. Luna County New Mexico Including Deming and Akela Area Photos

Deming, a small town of about 14,099, is located in the SW part of New Mexico about 60 miles W of Las Cruces and 33 miles N of the border of Mexico. It's about half way between Tucson, Arizona and El Paso, Texas along Interstate 10.

It is the county seat for Luna County, population 24,000. It is a land of ever present sun and flowing desert rocks and cacti. It is a rich agricultural area with beautiful cattle farms and crops of chilies, onions, cotton and pecans. It is known for 99% pure water.

 

 

 

I've started seeing quite a few snowbirds stay here and in 2018 I noticed two new RV parks on the west side of the Florida Mountains. Many also retire here because it's affordable. Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, over 80 listed organizations, the Rio Mimbres Country Club, an 18 hole golf course, a civic center, public auditorium, schools and a community college.

The elevation is approximately 4335 feet. It's a dry arid climate with low humidity and an average high temperature in July of 95*. That's quite a bit cooler than Tuscon at 100*, Phoenix at 106* and Yuma at 107*. People with arthritis are drawn here because it keeps the swelling and inflammation down and this is something that I can certainly relate to! The average rainfall is 9 inches. They receive occasional snowfall but it quickly melts. They are well known for their winters, offering plenty of sunshine and little rain to the snowbirds enjoying their RV's!

The Florida Mountains offers a spectacular background to these wide-open spaces. It is matched by its friendly hospitality. Click Here for more information about Rock Hound State Park, a favorite place for the locals. Rock hounders can hunt for quartz crystals, geodes, jasper, perlite, and many other minerals. You are allowed to take home up to 15 pounds! It also offers trails, unique geology, wildflower displays, and a peaceful campground.

 

 

 

In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave!

Cookes Canyon, a passage way thru the mountains, was part of the 3,000 mile historic southern mail route called the Butterfield Trail that began in Tennessee and ended in San Francisco. There are so many things to explore here, old abandoned mines and the famous Fort Cummings used in the 1800s to protect from Indian raids. Cookes Range Wilderness Study Area, petroglyphs at Massacre Peak and waterfalls at Black Rock Canyon are just a few things to see nearby. It's also home to the City of Rock State Park which I visited for my first time in July 2017!

 

Bill Evans Lake sits about 80 miles NW of Deming and is a favorite fishing spot to the locals. It is the home of the biggest bass ever caught in New Mexico at 15 lbs 13 oz and was 26.5" long in 1995! It turns out Evans was an attorney at Phelps Dodge in the 1960's who helped acquire the land/water rights to build the reservoir located 300 feet above the Gila River.

 

 

In September 2017, the Fort Sill Apache Tribe was awarded an $800,000 grant from the federal government to help build a 3000 square foot convenience store and fuel station at its property in Akela about 20 miles E of Deming and 30 miles W of Las Cruces along Interstate 10. The tribe plans to pitch in additional revenue toward the project; the exact amount hasn’t been finalized, but it could range up to $1.5 million or more, according to a tribal official. The Fort Sill Apache Tribe are descendants of the Chiricahua Apache Tribe whose leaders include Cochise and Geronimo. I've visited the Chiricahua and Cochise Mountains - worth checking out and great American history!

In April 2023 the new Valero gas station at the Akela Flats exit along I-10.

 

Las Cruces, population 101,759, is a beautiful city and the county seat for Dona Ana and the 2nd largest city in New Mexico. It sits 60 miles E of Deming and 40 miles N of of El Paso, Texas. I spent some time on their Economic Development website and see they have quite a bit planned for the future including renovating the Las Cruces airport for daily regional commercial flights and a commuter rail to El Paso. The federal government is the major employer with the nearby White Sands Test Facility and White Sands Missile Range. I’ve met several people who work for US Customs and commute daily from Las Cruces to the Columbus border crossing 35 miles south of Deming.
