Pretty treed lot for sale about 1/2 mile from Tanglewood Lakes in La Cygne, Kansas zoned for a home and seasonal RV use. It's about 1 hour S of Kansas City, KS, 3 hours E of Wichita and 2.5 Hours NW of Springfield, MO in Linn County. It's a fisherman's paradise with 3 stocked private lakes which is free since you are an owner! Heck that almost covers the cost of a few fishing licenses for the year! What a great spot for a home or weekend getaway with swimming, water skiing, boat ramp, dock and fishing tournaments! All of the photos were taken of the property and its surrounding views in July 2017. Chickie Drive is an excellent graveled road along the E of the property. It was the best graveled road I had been on in the subdivision probably because no one else looks like they are driving it. I didn't see anyone else on this street so plenty of privacy! Power sits about 320' S along Carroll Lane. You would need to contact the local power company for the cost to put a power pole on a property. There are large, fat trees, some tall trees, lots of white wildflowers blooming and the underbrush was so thick I could not walk onto the property. The lot looks flat along the road and we played with Google Earth a bit and it's mostly flat with a bit of a slope from the W to the E. The zoning allows you to build a home/manufactured home or stay in your RV! RV's left on lot after October 1st must complete a vehicle exemption with the POA. This form is on the land owners website. This is a gated community and we will need to call in a gate pass for you to visit when their office is open. They are open 10 AM to 3 PM, Wednesdays, Thursdays & Fridays and the 2nd and 4th Saturdays 10 AM to 3 PM. The annual dues for each lot is $175 per year. The amenities include 3 lakes. The largest lake covers about 135 acres and you can water ski, tube, use a personal water craft and fish on that lake. The two other lakes are 30 and 9 acres and you can use a battery powered craft on the 9 acre lake. The two smaller lakes are for fishing and swimming. There's a park with a sheltered picnic area that can seat up to 80 people, adjacent horseshoe pits and play ground equipment. The land owners association hosts quite a few events each year including fishing tournaments, a poker boat run, and a cardboard boat race regatta! There were kids out playing on the lake when I visited taking turns knocking each other off a paddle board - looked like a fun way to beat the heat on a warm July sunny day! Tanglewood Lake is in La Cygne (pronounced luh SEEN), KS less about an 1 hour S of greater Kansas City, 3 hours E of Wichita, and 2.5 hours NW of Springfield, MO in Linn County. It's close enough to Kansas City to escape for the day and take the kids fishing and swimming! It has a population of about 1100 and the county has a population of 9536.

La Cygne is located on the E bank of the Marais des Cygnes River a few miles SW of the city of Linn Valley. The summers are hot and humid and winters are mild to cool. There are 4 schools serving more than 100 students with 2 elementary schools, a middle school and a high school.

Tanglewood Lake subdivision has several amenities for the property owners include 3 lakes. The largest lake covers about 135 acres and you can water ski, tube, use a personal water craft and fish on that lake. The two other lakes are 30 and 9 acres. Watercraft are not allowed on either of these two lakes although you can use a battery powered craft on the 9 care lake. The two smaller lakes are for fishing and swimming.

There's a park with a sheltered picnic area that can seat up to 80 people, adjacent horseshoe pits and play ground equipment. I copied this information off the land owners website as to what all the annual dues are used for: As a private community we are responsible for maintaining all Common Properties. Common properties include roadways, park areas, shower house, boat ramps & docks, office, waste lagoon and dams. We are also responsible for items such as insurance, property tax, payroll, utilities, professional fees and general maintenance on equipment and property.

The Linn County Park & Marina sits about 15 miles NE on La Cygnes Lake, a 2600 acre lake. Known as the big bass capital of SE Kansas, the warm waters of the LaCygne Lake offers fishers an excellent opportunity in both summer and winter months. Only a state fishing license is required to enjoy fishing at this public lake. Duck and goos hunting is permitted on the lake.

It's about 45 minutes from the historic Fort Scott’s civil war memories. There are antique shops in every direction, an Amish Farmer’s Market, where you can pick up many organically-grown meats, vegetables and homemade treats. There is a strong sense of safety and stability within the community, with little-to-no crime.

Pleasanton is another small town in the area with a population of 1176. It was founded in 1869 and named after General Alfred Pleasonton, the victorious Union General at the Battle of Mine Creek. It's built in and around the battlefield site which is considered by many to be the only major Civil War battlefield in Kansas. It's also home of Cookee's Drive-In which has been voted "Best" for several years in a row and Amber agrees!
