2 lots for sale at Sugar Valley Lakes in Mound City about 1 hour S of Kansas City, KS. They sit 6 lots apart, have power running along the road and easy access - one for you and one for your kid! Ownership includes access to a 9 hole golf course and several lakes for free fishing, boating and swimming! It's zoned for a home or RV use. It's about 3 hours E of Wichita and 2.5 Hours NW of Springfield, MO in Linn County.

All of the photos were taken in July 2017 of lot 41 and the surrounding views. Lot 41 sits 6 lots to the NW of lot 35. SW Skyline Drive is an overgrown graveled road leading along the N of the lots. County Road 7 leads along the S of these lots but is not the easement to these lots. The easement to the highway sits just 1/4 NW at 600th Rd.

They are both open lots with wildflowers growing in the tall grass, a few trees sprinkled about the front and grassy beyond. They would both be very easy to pull an RV onto. There's a home between the lots and you can see in the aerial photos that it sits two lots NW of lot #35. The road sure doesn't appear to be driven often and I'm not sure if that's a full or part time resident.

There's hardly anyone down in this lower SW part of Sugar Valley Lakes so plenty of privacy! I only saw 2 homes on google earth although it's probably busier during summer months with RV's.

Some lots are referred to as building lots and others are called camping lots. These 2 lots are building lots. All of the lots allow you to build a home/manufactured home on them. All lots also allow you to use an RV or tent. The difference between the two is that the building lots allow camping from April thru October but the camping lots allows RV use all year round. It does not allow living in an RV year round. Majority of the property owners enjoy the lots recreational during the warmer months and about 250 people live here year round.

They sit about 1.5 miles from the 9 hole golf course where there's a clubhouse and swimming pool open in the summer time.

The annual dues for each lot is $173 per year. The amenities include a 9 hole par 36 golf course, a 90 acre main lake for water skiing, fishing and swimming, a 9 acre spring fed lake for smaller boats and fishing, and 9 other bodies of water for fishing, a community swimming pool, beach, camping area, and clubhouse. Fishing is free at the community lakes since you are an owner! Heck that almost covers the cost of a few fishing licenses for the year!

We picked a large group of these lots up at a foreclosure sale and are able to pass them along at a fabulous price! I think the last time we sold properties here was in 2003 and it sure is nice to see properties in Kansas once again!

All of the roads are open and there are no gates to pass thru to get into the subdivision so you can view the lots we have for sale at any time. We suggest you bring a few of the maps with you to assist, especially the parcel maps, aerial map with GPS coordinates and the overall subdivision layout map. The subdivision map also shows where the golf course and lakes are located.

Sugar Valley Lakes sits about 2 miles SE of Mound City, Kansas, the County Seat for Linn County. It's about an hours S of greater Kansas City, KS., 3 hours E of Wichita, and 2.5 hours NW of Springfield, MO. It's close enough to Kansas City to escape for the day and take the kids golfing, fishing and swimming! It has a population of about 680 and the county has a population of 9536.

Sugar Valley Lakes subdivision offers a 9 hole par 36 golf course, a 90 acre main lake for water skiing, fishing and swimming, a 9 acre spring fed lake for smaller boats and fishing and 9 other bodies of water for fishing, a community swimming pool, beach, camping area, and clubhouse for the use of the property owners.

It's about 45 minutes from the historic Fort Scott’s civil war memories. There are antique shops in every direction. It's about 30 minutes from the Amish Farmer’s Market, where you can pick up many organically-grown meats, vegetables and homemade treats. There is a strong sense of safety and stability within the community, with little-to-no crime.

Pleasanton is the biggest city in the area with a population of 1176. It was founded in 1869 and named after General Alfred Pleasonton, the victorious Union General at the Battle of Mine Creek. It's built in and around the battlefield site which is considered by many to be the only major Civil War battlefield in Kansas. It's also home of Cookee's Drive-In which has been voted "Best" for several years in a row and Amber agrees!
