PROPERTY INFORMATION

4.86 acres of land for sale 14 miles SW of Deming, New Mexico with power at the adjoining neighbors and a graveled road only 440' away! It's a pretty desert country setting with terrific views of the Florida Mountains and hay fields and a tree farm - wow is this a beauty! It's an affordable property to develop for a home, manufactured or up to 240 days RV use a year.

Deming is about 45 minutes W of Las Cruces, NM between Tucson, Arizona and El Paso, Texas in the warm sunny desert!  I constantly am asked for affordable land in the wintertimes warm desert and I refer people to Deming. Even though you can not live here full time in your RV you do get 8 months out of the year which is plenty for most snowbirds!

All of the photos were taken in May 2018 of the property and its surrounding views. I previously sold this on a contract that defaulted and have not visited since.

Tangle Road aka B062 is an excellent graveled road 420' E. It doesn't look like the road has ever been bladed that 420' and you would need to blade that road for easy access. I easily found the property stake at the SE4. There's also a stake along Tangle Road at the SE corner of the adjoining lot that will help you locate this one. It sits 1/4 mile S of Sunshine Road SE which is a paved road. There is a cattle guard at the intersection of Tangle Rd and Sunshine Rd. So there's great access back to the town of Deming.

There is power running along Tangle Road on the opposite side of the street so about 420' E. It runs to the adjoining neighbor kitty corner NE as well. You would need to contact the local power and telephone companies for the cost to bring it to the property.

 

The property is flat and open with sandy dirt piled up around the trunks of the scattered mesquite trees with their screwbean flowers were blooming - pretty. It reminded me of the sandy hills on my property that build up around the junipers.

 

As I left the road to walk the short ways to the property I passed by this beauty, a vivid fuchsia colored flowering cholla. I've seen lots of yellow buds on them in Rio Rancho but this sure caught my eye as I don't think I have ever seen them flower before! I assumed the yellow waxy bud was the flower. So I did some research on cholla and it's found in SE and Central Arizona and W New Mexico.

 

For a few thousand years the unopened bud before the flower forms were harvested and dried over a fire to be eaten later in the spring time. They traded the surplus with their close by cousins. Apparently they taste something like an asparagus or artichoke heart. They sure sound like a lot of effort gets put into removing the prickly spines and I sure hope I spot it on a menu some day! I spotted a few chollas in the area that still had a few of these yellow buds that hadn't bloomed. But most had bloomed the most beautiful brilliant colored flower! I love the unexpected beauty of the desert!

 

There is a neighbor on the adjoining lot to the NE and another one across the street on Tangle which is a gorgeous desert home. I actually met both of these neighbors. I had looked at land a few parcels N and then drove to look at this property. It was hot outside and I had left Buddy in the truck before I drove to this lot and he still didn't want to get out so I let him stay in the AC truck with the windows part way down. Long story short when I went to pull away about 30 minutes later I realized that my boyfriend was not in the truck with me - he must have jumped out of that big truck!

I ran screaming and hollering up and down the road not really sure which property he was lost on. It took a good 10 minutes before I saw his beaming little face with his tongue hanging a long way out his mouth panting as it was 99* outside! If he wasn't a welcome sight. He's getting old and his hearings not what it used to be - poor little man! He had been outside quite a while anxiously trying to find me and he was so hot we headed back to the hotel for a washrag bath to cool him down. And that's how I met the neighbors - they came to help me look for my man! Oh what nice people!

Need a drink Buddy my love? How can you be mad at running around in the heat for 40 minutes to find your lost boyfriend!??

There are gorgeous views of the jagged peaks of the Florida Mountains from the NE all the way to the SE. They sit across the other side of the valley about 9 miles east. The highest point reaches up to 7,295 feet at Florida Peak! Rockhound State Park sits in the Florida Mountains and is known for her rocks including quartz crystals, geodes, jasper, and perlite. You are allowed to take home up to 15 pounds!

 

To the SE are the Tres Hermanas Mountains near Columbus and the border of Mexico.

About 1/2 mile W is a pretty tree farm and in the far distance across the valley from the W to the SW are the Cedar Mountains which run for 20 miles!

To the NW are hay fields and Red Mountain in the distance.

To the N is a pretty view of Cookes Range with Cookes Peak at 8408 feet. In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave and included a video of it below!

 

The property is zoned for a home, manufactured home or up to 8 months of RV use if you install an approved RV hookup. There is a link above to the zoning for you to read the specifics on developing the property. If you have specific questions not covered in the zoning you would need to call the Luna County planning and zoning for clarification. I have found them to be very helpful.

Deming is a small town of about 14,647 and Luna County has a population of about 26,129. It’s about 60 miles west of Las Cruces, NM and 33 miles N of Columbus which sits on the border of Mexico. Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, over 80 listed organizations, 18 hole golf course, civic center, public auditorium, schools and a community college. It's a very agricultural area and a beautiful drive back to town thru the farm lands and crops!

 

Many retirees and people with arthritis are drawn to this area because of the affordability of land and the dry arid climate with low humidity. The warm sunshine keeps the swelling and inflammation down and this is something that I can certainly relate to!

Luna County New Mexico Including Deming and Akela Area Photos

Deming, a small town of about 14,099, is located in the SW part of New Mexico about 60 miles W of Las Cruces and 33 miles N of the border of Mexico. It's about half way between Tucson, Arizona and El Paso, Texas along Interstate 10.

It is the county seat for Luna County, population 24,000. It is a land of ever present sun and flowing desert rocks and cacti. It is a rich agricultural area with beautiful cattle farms and crops of chilies, onions, cotton and pecans. It is known for 99% pure water.

 

 

 

I've started seeing quite a few snowbirds stay here and in 2018 I noticed two new RV parks on the west side of the Florida Mountains. Many also retire here because it's affordable. Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, over 80 listed organizations, the Rio Mimbres Country Club, an 18 hole golf course, a civic center, public auditorium, schools and a community college.

Good timing seeing a man chip one to the hole in May 2018 at Rio Mimbres!

The elevation is approximately 4335 feet. It's a dry arid climate with low humidity and an average high temperature in July of 95*. That's quite a bit cooler than Tuscon at 100*, Phoenix at 106* and Yuma at 107*. People with arthritis are drawn here because it keeps the swelling and inflammation down and this is something that I can certainly relate to! The average rainfall is 9 inches. They receive occasional snowfall but it quickly melts. They are well known for their winters, offering plenty of sunshine and little rain to the snowbirds enjoying their RV's!

The Florida Mountains offers a spectacular background to these wide-open spaces. It is matched by its friendly hospitality. Click Here for more information about Rock Hound State Park, a favorite place for the locals. Rock hounders can hunt for quartz crystals, geodes, jasper, perlite, and many other minerals. You are allowed to take home up to 15 pounds! It also offers trails, unique geology, wildflower displays, and a peaceful campground.

 

 

 

In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave!

Cookes Canyon, a passage way thru the mountains, was part of the 3,000 mile historic southern mail route called the Butterfield Trail that began in Tennessee and ended in San Francisco. There are so many things to explore here, old abandoned mines and the famous Fort Cummings used in the 1800s to protect from Indian raids. Cookes Range Wilderness Study Area, petroglyphs at Massacre Peak and waterfalls at Black Rock Canyon are just a few things to see nearby. It's also home to the City of Rock State Park which I visited for my first time in July 2017!

 

Bill Evans Lake sits about 80 miles NW of Deming and is a favorite fishing spot to the locals. It is the home of the biggest bass ever caught in New Mexico at 15 lbs 13 oz and was 26.5" long in 1995! It turns out Evans was an attorney at Phelps Dodge in the 1960's who helped acquire the land/water rights to build the reservoir located 300 feet above the Gila River.

 

 

In September 2017, the Fort Sill Apache Tribe was awarded an $800,000 grant from the federal government to help build a 3000 square foot convenience store and fuel station at its property in Akela about 20 miles E of Deming and 30 miles W of Las Cruces along Interstate 10. The tribe plans to pitch in additional revenue toward the project; the exact amount hasn’t been finalized, but it could range up to $1.5 million or more, according to a tribal official. The Fort Sill Apache Tribe are descendants of the Chiricahua Apache Tribe whose leaders include Cochise and Geronimo. I've visited the Chiricahua and Cochise Mountains - worth checking out and great American history!

In April 2023 the new Valero gas station at the Akela Flats exit along I-10.

 

Las Cruces, population 101,759, is a beautiful city and the county seat for Dona Ana and the 2nd largest city in New Mexico. It sits 60 miles E of Deming and 40 miles N of of El Paso, Texas. I spent some time on their Economic Development website and see they have quite a bit planned for the future including renovating the Las Cruces airport for daily regional commercial flights and a commuter rail to El Paso. The federal government is the major employer with the nearby White Sands Test Facility and White Sands Missile Range. I’ve met several people who work for US Customs and commute daily from Las Cruces to the Columbus border crossing 35 miles south of Deming.
