PROPERTY INFORMATION

2 acres of land for sale just outside the city limits in Deming, New Mexico about 2.5 Miles SE of the Interstate 10 exit on the E end of town! It's sits on a graveled road with power running along and sits just off pavement so there's super quick access back to town or commute or to Las Cruces. It's an affordable property to develop in the warm sunny desert between Tucson, Arizona and El Paso, Texas.

All of the photos were taken in May 2018 of the property and its surrounding views. Lomita is an excellent graveled road along the E. It sits 4/10 of a mile SE of Tapia Road which is paved. About 2.5 Miles NW is the exit onto I-10. Power runs N to S along Lomita across the other side of the street. You would need to contact the local power company for the cost to bring it to the property. I suggest you research solar as well as I saw quite a bit of solar out in this area and there is plenty of sunshine!

It sure is a pretty property that had a carpet of wildflowers blooming yellow and white, a nice sized yucca mixed into an unusual thicket of mesquite trees, and a bird that lit out of it as I approached - fun! I found a stake and survey marker at the NE corner of the property. About 2.5 miles NW in the distance at the exit onto I-10 are the huge major hotels and the hangers at the Deming Municipal Airport on Pine Street, the main drag thru Deming.

There are several nice neighbors in the area but you can see on google earth that for the most part it still remains undeveloped. Nice! The property has quite a bit of vegetation on it along the W and E sides. There is a large thicket of mesquite trees just off the road on the east side. In the middle of it is an open area with hard packed shiny dirt which indicates this is a lower spot where water pools when it rains.

There are super views of the jagged peaks of the Little Florida Mountains and Florida Mountains to the SE, home of Rockhound State Park about 10 miles away. She is known for her rocks including quartz crystals, geodes, jasper, and perlite and you're are allowed to take home up to 15 pounds.

To the S are the Tres Hermanas Mountains about 23 miles away near Columbus.

To the W/SW is Red Mountain about 11 miles away.

To the N is Cookes Range with Cookes Peak at 8408 feet. In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave and included a video of it below!

The exit onto I-10 sits on the E side of Deming and is the last exit for 20 miles. There are 5 large major hotels, a large RV park, a gas station and an auto dealership at this exit. This side of town sure has grown since I first visited but still has room for growth. It sure would be a good spot for a bigger gas station/convenience store and fast food restaurants for all the travelers.

The La Quinta Inn & Suites at I-10 in the distance!

Pine Street connects to I-10 here and heads W thru the town of Deming by the Deming Municipal Airport and the Rio Mimbres 18 hole golf course. There's several other businesses along Pine including Wal-Mart and Si Senor Mexican Restaurant which sits in the heart of downtown. I've been there a few times now, awesome food and one all the locals know about.

The airport hangers at the Deming Municipal Airport on the left side of the photo.

A shout out to the Quality Inn sitting at the E exit on I-10. They have a restaurant and lounge and offer some awesome tacos and cheeseburgers (Buddy really likes them). The lounge has a lot of locals that hang out. What a great staff this place has as I was called by name the second time I walked in. One of the ladies has worked there for almost a million years and I know I'll see her again! You want to know what's going on in town belly up to the bar and start asking! There's always someone who seems to know about something I am researching, like who was Bill Evans that they named they named a fishing lake after about an hour away.

Sure enough someone knew the story because his friend does a lot of fishing there! After all it is the home of the biggest bass ever caught in New Mexico at 15 lbs 13 oz and was 26.5" long in 1995! It turns out Evans was an attorney at Phelps Dodge in the 1960's who helped acquire the land/water rights to build the reservoir located 300 feet above the Gila River.

In the morning the staff in the restaurant has bent over backwards to make sure that my food that I wanted to take with me was properly packaged and has taken my over sized coffee cup and filled it up for me with fresh brewed coffee from the back. Wine at night, coffee in the morning, and it's a quiet place except for my crowd! My girlfriend stopped by with her two rambunctious boys who raced around the courtyard grass, played hide and seek in the trees and jumped in and out of the pool after we shot hoops in the park downtown. Fun! It's not a fancy place like the Holiday and Hampton Inn across the street but good enough for me, my boyfriend Buddy and my friends! : )

Deming is a small town of about 14,647 and Luna County has a population of about 26,129. It’s about 60 miles west of Las Cruces, NM and 33 miles N of Columbus which sits on the border of Mexico. Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, over 80 listed organizations, 18 hole golf course, civic center, public auditorium, schools and a community college.

Many retirees and people with arthritis are drawn to this area because of the affordability of land and the dry arid climate with low humidity. The warm sunshine keeps the swelling and inflammation down and this is something that I can certainly relate to!

In April 2018 I attended the tax foreclosure sale here which inspired me to do some economic research on the area. I learned that in September 2017 the Fort Sill Apache Tribe was awarded an $800,000 grant from the federal government to help build a 3000 square foot convenience store and fuel station at its property in Akela which sits between Deming and Las Cruces on Interstate 25. I also wrote about the cool fishing places and mountains I've explored these past few years! Click here to read my blog!

The property is zoned for a home, manufactured home or up to 8 months of RV use if you install an approved RV hookup. There is a link above to the zoning for you to read the specifics on developing the property. If you have specific questions not covered in the zoning you would need to call the Luna County planning and zoning for clarification. I have found them to be very helpful.

I think this would be an affordable property for someone looking to live close to town but still be in the country side. The county assessed value is $6999 - add a quality piece of land to your portfolio! Enjoy! Char the Explorer : )

ADDITIONAL PHOTOS

Luna County New Mexico Including Deming and Akela Area Photos

Deming is located in the Southwestern part of New Mexico, 33 miles north of the Mexico border. It is about 30 miles west of Las Cruces and half way between Tucson, Arizona and El Paso, Texas along Interstate 10.

It is the county seat for Luna County. It is a land of ever present sun and flowing desert rocks and cacti. It is a rich agricultural area with beautiful cattle farms and crops of chilies, onions, cotton and pecans. It is known for 99% pure water. It is often called a rock hunters paradise.

The Florida Mountains offers a spectacular background to these wide-open spaces. It is matched by its friendly hospitality. The elevation is approximately 4335 feet making for desirable temperatures of around 90 degrees in the summer and 59 degrees in the winter. It is an arid climate with low humidity. Average rainfall is 9 inches. They receive occasional snowfall but it quickly melts. They are well known for their winters, offering plenty of sunshine and little rain to the snowbirds enjoying their RV's!

Rock Hound State Park is a favorite place for the locals to explore the Florida Mountains. Click Here for more information about Rock Hound State Park where you can hunt for quartz crystals, geodes, jasper, perlite, and many other minerals.

The population in Luna County and Deming was estimated in 2004 to be 26,129 and 14,647. It is a full service community with low cost of living, affordable taxes, municipal airport, hospital, library, 18 hole golf course, and a community college. It boasts of being home to the Great American Duck Race! It is a busy small town with plenty of restaurants, hotels and shopping available.

Rockhound State Park sits in the Florida Mountains and is known for her rocks. It offers trails, unique geology, wildflower displays, and a peaceful campground. Rock hounders can hunt for quartz crystals, geodes, jasper, perlite, and many other minerals. You are allowed to take home up to 15 pounds!

In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave!

Cookes Canyon, a passage way thru the mountains, was part of the 3,000 mile historic southern mail route called the Butterfield Trail that began in Tennessee and ended in San Francisco. There are so many things to explore here, old abandoned mines and the famous Fort Cummings used in the 1800s to protect from Indian raids. Cookes Range Wilderness Study Area, petroglyphs at Massacre Peak and waterfalls at Black Rock Canyon are just a few things to see nearby. It's also home to the City of Rock State Park which I visited for my first time in July 2017!

Deming is a small town of about 14,647 and Luna County has a population of about 25,000. It’s about 60 miles west of Las Cruces, NM and 33 miles N of the border of Mexico. Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, over 80 listed organizations including a Rotary Club that meets every Thursday at 12:00 at the Rio Mimbres Country Club which happens to also be the 18 hole golf course (put that on my bucket place of Rotary meetings to attend), a civic center, public auditorium, schools and a community college.

Good timing seeing a man chip one to the hole in May 2018 at Rio Mimbres!

Unlike other border towns I haven't seen an influx of snowbirds in their RV's here. However I did see two new RV parks on the west side of the Florida Mountains when I was driving and it made me wonder if my neighbors had to get a variance permit to turn their property into an RV park. What I have seen are permanent snowbird who have retired here because they want to own their own piece of land and not an RV spot and it's affordable.

It's a dry arid climate with low humidity and an average high temperature in July of 95*. That's quite a bit cooler than Tuscon at 100*, Phoenix at 106* and Yuma at 107*. People with arthritis are drawn here because it keeps the swelling and inflammation down and this is something that I can certainly relate to and I'm 52!

The Center for Innovation, Testing, and Evaluation (CITE) Plans to Build It's $1 Billion Futuristic City Near Deming, New Mexico!

The Center for Innovation, Testing, and Evaluation (CITE) is set to be build their $1 billion futuristic research city near Deming, New Mexico. It plans to have green energy powering the buildings, self-driving cars navigating the tree lined streets, with schools, high-rises and suburbs meant for a population of 35,000 that will never actually live there! Wow!

Yep that’s right, it’s a research city with visions of renewable energy sources like solar, wind, geothermal and bio power plants running side-by-side with new forms of water treatment and cyber-security projects. It expects to employ 350 people directly, and up to 3,500 contractors will be hired to supplement them.

I’ve spent quite some time researching the exact location and I’ve found a few different reports but all say along the Interstate 10 corridor straddling Luna County and Doña Ana County and will encompass roughly 18 square miles. I contacted the planning department and they said they did not have the location yet but something was going on at the county planning…or something like that!

Click here to read more about this project on CITE’s website. I suggest you scroll towards the bottom to watch some pretty informative videos! I’ll keep you updated as I find out more information! It sounds like Luna County might just “Meet George Jetson!”
