20 acres of land for sale in Akela, New Mexico between Deming and Las Cruces. There's power along the property and easy access to Interstate 10 about 4.5 miles away where a 3000' convenience store & fuel station is being built!

It's a quiet country setting with a few neighbors sprinkled about but mostly undeveloped and lots of privacy. It's about 3.5 hours E of Tucson and 1.5 hours NW of El Paso, Texas. It's a dry, warm, breezy climate for snowbirds looking for an inexpensive piece of land to develop in an affordable area to live. It's also an area to keep an eye on for someone looking to add to their investment portfolio!

All of the photos taken of the properties and their surrounding views in May 2018. The first 80 photos were taken from the NW corner of the property. The image #'s are at the top of the photos. Images 81 - 90 are the roads and neighbors on the way to the property.

This 20 acres has road frontage along the N and S. El Bordo Rd SE is a bladed dirt road along the N. El Ensueno Rd SE is a bladed dirt road along the S. Rosal Road SE is a graveled road that sits 1/4 mile W. We see this road called different names on maps. There is a green cable box at the intersection of Canto Road and Rosal Road (aka Calma) and I believe it runs along the end of the block as well. You would need to contact the phone company to verify how close it runs and the cost to bring it to the property.

It appears that there is power running along the S along and we are in the process of verifying this information with the power company and will update the listing once we do. You would need to contact the local power company for the cost to bring it to the property. I suggest you also research solar as well as I saw quite a bit of solar out in this area and there is plenty of sunshine!

The property sits about 4.5 miles SW of the Akela exit at Interstate 10 where there is a 3000 square foot convenience store and fuel station being built. I had a hard time trying to find my way coming in from the NE with my gps and instead I came in from the NW off NM-540 and included several photos of the road signs I took. And while that is a very pretty drive back to the town of Deming thru miles of farm land it is quicker on the interstate.

So I studied google earth and it looks like the quickest access to the Interstate is to go N one block to Canto Road and head E for 1 mile to Aberto Road. Follow Aberto N for 1.25 miles to Solana Rd SW. Go E on Solana for 2 miles to County Road B049 aka Gerano Road which leads N to I10 about 3/4 of a mile N.

It's a pretty country side setting and quiet. It's flat and very open with little vegetation. There's a few nice neighbors at the end of the block to the SW and W but no one in this block yet! I found a stake along the road and another one just off it and assume that one is for the road and the other for the property. I noted that it was 94* at 12:44 in the afternoon when I viewed it on May 10 - oh I love the warm sunshine here with its cool breeze!

Wow is it ever a beautiful view of the Little Florida Mountains and the Florida Mountains from the W to the SW! You could see the green in her lower foothills and her rocky jagged peaks sit across the valley about 7 miles away! I've seen some stunning sunsets on these mountains. Her rugged peaks rise to 7,295 feet at Florida Peak with sunny blue skies above!

To the NW is Cookes Range with Cookes Peak at 8408 feet. Also sitting 1/2 mile NW is a beautiful home with some pretty fabulous art sculptures in their yard! That sure surprise me finding that kind of art out here - nice!

The Good Sight Mountains sit to the NE, the Potrillo Mountains to the SE and the Organ Mountains beyond them by Las Cruces.

A shout out to my boyfriend Buddy who has been our Smile4u Mascot for 13 years now! I made a note that said Buddy sat this one out in the air conditioned truck! : ) He will be 13 in 20 days which made his birthday June 1st. So Happy Birthday my little man. Even though he doesn't want to get out of the truck at every stop these days he still keeps an eye on me...and his ears on me! Oh I love his ears!

The property is zoned for a home, manufactured home or up to 8 months of RV use if you install an approved RV hookup. There is a link above to the zoning for you to read the specifics on developing the property. If you have specific questions not covered in the zoning you would need to call the Luna County planning and zoning for clarification. I have found them to be very helpful.

It sits out in Akela Flats about 4.5 miles SW of Interstate 10. There is an exit onto the interstate there with Bollin's Trading Post which has an Exxon gas station and Apache Homeland, 30 acres owned by the Fort Sill Apache. It's about 20 miles E of Deming and 30 miles W of Las Cruces so this area is a nice option for those who want to be in the countryside but still a quick trip to either town and super affordable compared to the prices of land in Las Cruces!

I've been flipping land in Luna County since 2001 as it was my first tax foreclosure sale, but this was my first time stepping foot in Akela Flats and wow did I sure enjoy it out here! It really has a different beat than the west side of the Florida Mountains and it's a lot quieter. I found this off the beaten track area thru the foreclosure sale and all my notes say BUY BUY BUY so I bought as much as I could afford out here! I enjoyed the peacefulness, stunning views of the Florida's, quick access to Interstate 10 and there's some really nice homes are out here!

I sure have done a ton of research on the area and wish I could have bought everything that day at the foreclosure sale. A couple phoned me and asked if I had heard that the casino was moving forward the day before the tax sale in April 2018. They were seeking land out here as well at the sale. After hours and hours of research about the area I still don't know if the casino has received approval. But here's my research about the history and economic growth in the area:

The Fort Sill Apache is building a 3000 square foot convenience store and fule station at thier 30 acres of land by Bowlin's Trading Post - lots of information about their pursuit of a gaming license also in my blog!

The area is home of the Fort Sill Apache Tribe who are descendents of the Chiricahua Apache Tribe whose leaders include Cochise and Geronimo. I've visited the Chiricahua and Cochise Mountains - worth checking out and great American history!

Economic development in Las Cruces which includes the renovation of their airport to include daily commercial flights and a commuter rail to E Paso which sits 30 miles south.

Luna County New Mexico Including Deming and Akela Area Photos

Deming, a small town of about 14,855, is located in the SW part of New Mexico about 60 miles W of Las Cruces and 33 miles N of the border of Mexico. It's about half way between Tucson, Arizona and El Paso, Texas along Interstate 10.

It is the county seat for Luna County, population 24,000. It is a land of ever present sun and flowing desert rocks and cacti. It is a rich agricultural area with beautiful cattle farms and crops of chilies, onions, cotton and pecans. It is known for 99% pure water. It is often called a rock hunters paradise.

Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, over 80 listed organizations, the Rio Mimbres Country Club, an 18 hole golf course, a civic center, public auditorium, schools and a community college.

Good timing seeing a man chip one to the hole in May 2018 at Rio Mimbres!

The elevation is approximately 4335 feet. It's a dry arid climate with low humidity and an average high temperature in July of 95*. That's quite a bit cooler than Tuscon at 100*, Phoenix at 106* and Yuma at 107*. People with arthritis are drawn here because it keeps the swelling and inflammation down and this is something that I can certainly relate to!

The average rainfall is 9 inches. They receive occasional snowfall but it quickly melts. They are well known for their winters, offering plenty of sunshine and little rain to the snowbirds enjoying their RV's!

The Florida Mountains offers a spectacular background to these wide-open spaces. It is matched by its friendly hospitality.

Click Here for more information about Rock Hound State Park, a favorite place for the locals. Rock hounders can hunt for quartz crystals, geodes, jasper, perlite, and many other minerals. You are allowed to take home up to 15 pounds! It also offers trails, unique geology, wildflower displays, and a peaceful campground.

In October 2015 I hiked into a canyon that was south of Cookes Peak and saw some fabulous petroglyphs in a cave!

Cookes Canyon, a passage way thru the mountains, was part of the 3,000 mile historic southern mail route called the Butterfield Trail that began in Tennessee and ended in San Francisco. There are so many things to explore here, old abandoned mines and the famous Fort Cummings used in the 1800s to protect from Indian raids. Cookes Range Wilderness Study Area, petroglyphs at Massacre Peak and waterfalls at Black Rock Canyon are just a few things to see nearby. It's also home to the City of Rock State Park which I visited for my first time in July 2017!

I've started seeing quite a few snowbirds stay here and in 2018 I noticed two new RV parks on the west side of the Florida Mountains. Many also retire here because it's affordable.

In September 2017, the Fort Sill Apache Tribe was awarded an $800,000 grant from the federal government to help build a 3000 square foot convenience store and fuel station at its property in Akela about 20 miles E of Deming and 30 miles W of Las Cruces along Interstate 25.

The tribe plans to pitch in additional revenue toward the project; the exact amount hasn’t been finalized, but it could range up to $1.5 million or more, according to a tribal official.

Las Cruces, population 101,759, is a beautiful city and the county seat for Dona Ana and the 2nd largest city in New Mexico. It sits 60 miles E of Deming and 40 miles N of of El Paso, Texas. I spent some time on their Economic Development website and see they have quite a bit planned for the future including renovating the Las Cruces airport for daily regional commercial flights and a commuter rail to El Paso.

The federal government is the major employer with the nearby White Sands Test Facility and White Sands Missile Range. I’ve met several people who work for US Customs and commute daily from Las Cruces to the Columbus border crossing 35 miles south of Deming.

The Center for Innovation, Testing, and Evaluation (CITE) Plans to Build It's $1 Billion Futuristic City Near Deming, New Mexico!

The Center for Innovation, Testing, and Evaluation (CITE) is set to be build their $1 billion futuristic research city near Deming, New Mexico. It plans to have green energy powering the buildings, self-driving cars navigating the tree lined streets, with schools, high-rises and suburbs meant for a population of 35,000 that will never actually live there! Wow!

Yep that’s right, it’s a research city with visions of renewable energy sources like solar, wind, geothermal and bio power plants running side-by-side with new forms of water treatment and cyber-security projects. It expects to employ 350 people directly, and up to 3,500 contractors will be hired to supplement them.

I’ve spent quite some time researching the exact location and I’ve found a few different reports but all say along the Interstate 10 corridor straddling Luna County and Doña Ana County and will encompass roughly 18 square miles. I contacted the planning department and they said they did not have the location yet but something was going on at the county planning…or something like that!
