This property for sale in Golden Valley, Arizona sits 21 miles from the Laughlin-Bullhead City Bridge over the Colorado River. I've been visiting Laughlin since I first started exploring land down in this area and have spent several nights along the river as it's a quieter and less expensive option to Vegas. In 2013 I saw Reba McEntire open the new Laughlin Amphitheater and in 2014 we spent Amber's 21st birthday here floating the river!

PROPERTY INFORMATION

2.35 acres in Golden Valley, Arizona by Kingman about 21 miles from the Laughlin-Bullhead City Bridge over the Colorado River and 100 miles SE of Las Vegas, Nevada. It's a rural area with a few scattered neighbors, power close, only 3 miles from the highway and surrounded by gorgeous mountain views! Its centrally located to the three big lakes on the Colorado River for boating and fishing; Lake Mead, Lake Havasu and Lake Mohave!

All of the photos were taken in April 2018. The property sits about 3 miles SE of SR 68, the paved highway between Bullhead City/Laughlin and Hwy 93 to Kingman and Las Vegas. The easiest way to the property is to take Estrella Road, aka 219S, south off SR 68. Head east on RedWall Drive to Cowlic Road. RedWall Drive is a bladed dirt/gravel along the north. It was bumpy at spots once past the neighbors and you would want to improve it and dump a bit of gravel in spots for easy access.

The property sits 291.29 feet south (1 lot) of RedWall Drive as seen in the parcel map. This road was bladed years ago but now so overgrown and we walked to the corner of the property. We did find the stakes and you can see the tag between this lot and the adjoining lot to the north, lot 1 in images 4 & 5. The image numbers are at the top of the photos.

There is power about 1/4 miles west and 1/3 miles south at the neighbors and we also highlighted this in the aerial photos. There are three strand power lines about 1/4 miles to the south but these are not the type of power lines you would connect to. I did not find them obtrusive and could still easily see the gorgeous mountain views and neighbors hidden in the tall brush.

The property is very flat with a slight slope from the north to the south. It's covered with lots of creosote bush that was so tall it was hard to take photos over the top of them! There are a few small sandy spots where the water flows when it rains but nothing really noticeable.

It sits on the valley floor in the Sacramento Valley surrounded by gorgeous mountain views in all directions. The Black Mountain run from the NW to the SW and offer some interesting peaks to look at! These rugged mountains are the home of the Warm Springs Wilderness. These rugged mountains are home to bighorn sheep and burros. They are bordered to the north by Lake Mead and Hoover Dam and the Colorado River on the west, and Kingman on the east. Within this 130 mile range are three wilderness areas.

The Cerbat Mountains sit to the NE and the Hualapai Mountains to the SE. Hualapai means "People of the tall Pine" in the native Hualapai Indian language.

It's home of the 40,000 acre Wabayuma Peak Wilderness where you will find bear, elk, mule deer, and mountain lions. This wilderness is dominated by the 7,601-foot with Wabayuma Peak at 7601'. It's a series of massive ridges that extend from the peak in a semicircle to the north, south, and west, plunge nearly 5,000 feet to the desert floor below. The sheer size and scale of this rugged terrain guarantees a variety of challenging and interesting hikes, backpacking trips, horseback rides and nature study, and encourage extended overnight camping. Visitors can travel through desert shrub and ponderosa pine in one day and are afforded the opportunity for exceptional botanical and wildlife sightseeing within a relatively small geographic area.

It only 21 miles from the Laughlin-Bullhead City Bridge over the Colorado river so commuting distance for someone seeking an inexpensive place to live in the countryside. Residents in this valley rely on Kingman for groceries and everyday necessities and Bullhead City/Laughlin for employment.

Downtown Kingman and the golf course along the interstate on the west side of town.

Golden Valley, population about 8300, is located in the Sacramento Valley between the larger cities of Kingman and Bullhead City. State Route 68 runs thru the heart of Golden Valley. To the west sits Bullhead City/Laughlin and to the east it intersects with US93 which leads north to Las Vegas or south to Kingman. A bit of family history about this highway, there's a Sonic Drive-In along it and it's the very first Sonic that Amber ever ate at! It's sits about 5.2 miles NE of the property so not too far to go when you need a greasy burger! Ha!

Bullhead City, population about 39,500, is located on the Arizona side of the Colorado River and across the river in Nevada, Laughlin's gambling industry supplies much of the employment to residents who live here. The surrounding communities of Laughlin, Fort Mohave, Mohave Valley and Needles, CA bring the Bullhead area to about 100,000. It's home to an international airport, two hospitals, and serves as the shopping hub of the tri-state area.

This is a retirement community for those who love to play in the warm Arizonan sun! Located in this tri-state area are 3 of the most popular lakes including: Lake Havasu, Lake Mead, and Lake Mohave along the Colorado River. In addition to gambling, fishing and boating, the area offers hiking, gold mining, and 4-wheeling and is home to wild horses, coyotes, burros, jackrabbits, quail and road runners.

Dipping my toes in Lake Havasu for the first time!

What a gorgeous chunk of desert land for someone looking for a retirement spot or seasonal getaway! The property is zoned for a home or manufactured home and it is also zoned for year round RV use with special permits. Enjoy! Char the Explorer : )

ADDITIONAL PHOTOS

Lake Havasu, Lake Mead, Kingman, Yucca, Las Vegas, and Mojave Desert Area

All of these photos were taken on our journeys thru Tehachapi, Red Rock, the Mojave Desert, California City, Aerial Acres, Mojave, Barstow, Las Vegas, Lake Mead, Meadview, Lake Havasu, Yucca, and the Pacific Ocean. Whew!

I started traveling through this part around 2002. I saw towns like Victorville and Lancaster improving major roads. Then I started seeing lots of employees standing on street corners on the weekends with shaker signs pointing potential home buyers to come check out their new developments. I notice that Highway 14 which goes through Mojave to the Bakersfield-Barstow Highway had improvements being made to it in January 2007. I noticed quite a bit of new businesses in California City.

In May 2011 I was stunned to see the number of windmills that covered hillsides and valley floor as I made my way down to Mojave. The windmills came right to the western edge of the town.

I also saw quite a few solar projects down on the valley floor in Barstow! Holy cow is this place ever hopping with energy! We have had quite a few people asking us if we have any land for development there. I read in September 2011 that there is currently several planned solar projects in this area!

The Colorado River, Lake Mead, Lake Havasu and Lake Mohave make this the hot spot place to be for water sports in greater Southern California, Western Arizona and Southern Nevada!

A video of our journey to Meadview and the Pearce Ferry Landing in March 2017! We watched the Hualapai River Runners pull white water rafting boats coming from Peach Springs out of the Colorado River!
