PROPERTY INFORMATION
 

2 adjoining 1.25 acre lots for sale in Dolan Springs, Arizona about 17 miles away from Lake Mohave on the Colorado River, part of Lake Mead National Recreation Area! Wow is this an off the beaten spot hidden in the hills with beautiful yuccas sprinkled about - no one is going to find you here! Its between Kingman, AZ, and Las Vegas, Nevada. Come fish and kayak in the warm sunny desert!

All of the photos were taken in April 2018 of the property and surrounding views. It sits about 6 miles west of Highway 93. Take Cottonwood Road west to Cheryl Ave which runs north of the road that this property sits on. We have been unable to determine the name of this road. Head south on Cheryl Ave which runs about 300 feet east of the property as seen in images 1 & 2. The image numbers are at the top of the images.

About 0.85 miles south of Cheryl Ave there is a bladed dirt road that leads west thru the middle of the properties. This is a very faint road on the aerial photos. This is not the easement to the property but appears to be an old jeep trail that follows the little intermittent stream. There is an easement that surrounds each parcel so if you wanted to put in the real road that 300 feet you have the right to do so. We suggest you bring a truck for clearance along that intermittent stream and perhaps 4wd although we did not need it.

It sits in the lower foothills of the Black Mountains. Across the Detrital Valley to the east is the Cerbat Mountains and the Hualapai Mountains! The property is mostly flat with a gentle roll and surrounded by hills with yucca trees and native bush sprinkled about.



It was a bit grassy and cattle are grazing the area as seen in the photos - cute! There is a neighbor to the NW but I was unsure if the trailer was being lived in or not.



What is really cool about this off the beaten path area is that Cottonwood Road continues 17 miles west to the other side of the Black Mountains to Cottonwood Cove on Lake Mohave on the Colorado River. This is part of Lake Mead National Recreation Area and offers several coves where you can go fishing and kayaking!

I've driven around both sides of the Colorado River and have never heard of this spot before but read about a couples adventure camping here! They pretty much had the place to themselves and the water is so clear! Click here to read about their adventure which shows gorgeous photos of Lake Mohave and fish in the super clear water!

The property sits 6 miles west of Highway 93 which takes you north over the new Hoover Dam to Las Vegas which sits 79 miles NW. To the south 33 miles is Kingman and Interstate 40. Kingman would be the closest big town for groceries, supplies and a hospital.

Laughlin, another favorite gambling spot on the Colorado River, sits about 45 miles SW. Its a super fun destination on the river and family activities are emphasized. Many of the casinos that line the Colorado River are linked by an unofficial pedestrian thoroughfare known as the Laughlin River walk. I've taken the river taxi up and down to the different casinos a few times and for Amber's 21st birthday we floated the Colorado River here!



The Dolan Springs Post Office sits abut 16 miles NE. Dolan Springs, population 2400, is the closest town to Las Vegas in Arizona. It is by far one of the prettiest desert scapes in Arizona with big huge tall Joshua trees reaching over 20 feet, the tallest I have ever seen! It is a spectacular drive and I was in complete awe the first time! I read that they are even larger than those in Joshua Tree National Park in California!



Dolan Springs is a rural community offering the basics of a post office, small grocery store, a school for K-12, fire station, bank, restaurant, etc. I have a friend from this area and I asked her what kind of people live in this rural area. She said a lot of retired people who want to be close to Vegas and Laughlin. Its a warmer dryer climate with low humidity. Although it reaches over 100 at times, it is much cooler than Phoenix.

About 60 miles NE is Meadview which sits on the easterly end of Lake Mead and the Grand Canyon. Lake Mead National Recreation Area is believed to be the only town anywhere that actually is inside a National Park and has access to Lake Mead and the Grand Canyon by personal watercraft. South Cove has a boat ramp and Pearce Ferry has a ramp into both Lake Mead and the Colorado River!


In March 2017 we visited Meadview and oh what a beautiful drive thru the giant Joshua Trees. It sure turned out to be a stormy day! We stopped at Pearce Ferry and I asked the men in the big trucks with strange equipment on the back what they were doing. They said they were from the Hualapai River Runners and were waiting to pull the white water rafters out that were coming down the Colorado River from Peach Springs.





So I spent time exploring with Buddy while waiting and marveled at the ridge of the canyon, watched the sandy dirt crash down into the river and spotted a heron on a rock outcropping! The thunder got loud and I was getting nervous about the time the rafters came zooming down the river. Looks fun to me and one more thing on my bucket list!



This is a great spot for someone looking to play in the warm Arizonan sun! In addition to fishing and boating the area offers hiking, gold mining, and 4-wheeling. The area is open range with wild horses, coyotes, burros, jackrabbits, quail and road runners. Enjoy! Char the Explorer : )

All of these photos were taken on our journeys thru Tehachapi, Red Rock, the Mojave Desert, California City, Aerial Acres, Mojave, Barstow, Las Vegas, Lake Mead, Meadview, Lake Havasu, Yucca, and the Pacific Ocean. Whew!

I started traveling through this part around 2002. I saw towns like Victorville and Lancaster improving major roads. Then I started seeing lots of employees standing on street corners on the weekends with shaker signs pointing potential home buyers to come check out their new developments. I notice that Highway 14 which goes through Mojave to the Bakersfield-Barstow Highway had improvements being made to it in January 2007. I noticed quite a bit of new businesses in California City.

In May 2011 I was stunned to see the number of windmills that covered hillsides and valley floor as I made my way down to Mojave. The windmills came right to the western edge of the town.

I also saw quite a few solar projects down on the valley floor in Barstow! Holy cow is this place ever hopping with energy! We have had quite a few people asking us if we have any land for development there. I read in September 2011 that there is currently several planned solar projects in this area!

The Colorado River, Lake Mead, Lake Havasu and Lake Mohave make this the hot spot place to be for water sports in greater Southern California, Western Arizona and Southern Nevada!
