3 adjoining 1.25 acre lots for sale in Belen, New Mexico with power running along one of the lots! Your pick of lots about 1 hour S of Albuquerque sitting on a graveled road on West Mesa. Gorgeous views of the Manzano Mountains and the Sierra Ladrones in Valencia County. It's only 5 miles to the exit onto Interstate 40, 17 miles S of the new Facebook Data Center in Los Lunas and 35 miles S of the Albuquerque airport! I thought this sure was a pretty spot in the country side with lots of privacy and fabulous views yet a decent commute to the big city if you have to go!

All of the photos were taken in January 2018 of the lots and their surrounding views. They sit up on top of West Mesa which rises above the Rio Grande Valley where the town of Belen sits and the Rio Grande flows thru! It was very easy access to the property and Charin Lane is a graveled road running along the W side of lot A. Power sits across the other side of the street as seen in the photos. Lots B & D sit 330 feet off this road and there is an easement to bring that power to those lots (see the parcel map)!

I do not own lot C that has an abandoned home on it as seen in the photos. It looks like somoene lived there at one time with power, propane tank but the home has been badly torn apart as seen in the photos. Otherwise there wasn't anyone else in this block. The other neighbors in the area had nice homes and this sure is a nicely kept rural area on the outskirts of town! Sweet!

From the NE to the SE is a gorgeous view of the east side of the Rio Grande Valley with the Manzano Mountains beyond! Her peaks are about 22 miles away and you can see the striped details that runs thru it to the NE. I noticed this same formation on the Sandia Mountains to the North. I read that they are both part of the same geologic unit and form the eastern edge of the Albuquerque Basin. It is home of the Cibola National Forest. On the other side of the mountains is Mountainair and I've talked to several people over the years who like to go camping and hiking in the Mountainair Ranger District.



The town of Belen and the Rio Grande sit tucked in and hidden from view just below the mesa. The wide open valley is called the Middle Rio Grande Basin, aka the Albuquerque Basin. It is one of the largest and deepest basins covering 3100 square miles and the Rio Grande, the 4th longest river in N America, flows thru it from the N to the S.

To the SW across the valley are the Sierra Ladrones with Ladron Peak at 9,210 feet. She towers almost 4,500 feet above the Rio Grande Valley! Part of the range is included in the Sevilleta National Wildlife Refuge about 28 miles south. Animal species include mountain lion, pronghorn, bear, and desert bighorn sheep. I spent an afternoon there by the Rio Grande and saw ducks, quail and a badger. That’s the closest I’ve ever been to a badger and I included these photos in the additional photos section.



I always enjoyed looking at the mesa these properties sit on that rises above the valley floor about 3 miles W of the Rio Grande. The hills that lead down to the valley floor are pretty! I played with Google Earth a bit and see the river sits about 400 feet below this property.

The airport also sits up on top of this mesa about 2.5 miles north. Info from the Belen Alexander Airports website: the airport is home to over 50 aircraft, a skydive club, a propeller maintenance facility, aerial photography, and other aviation businesses. It is also an air operations training site for the United States Air Force.

Temperatures average in the low 50's in the winter with summertime seeing 95 degrees during the hottest months. The sunshine is always present in New Mexico and the area boasts of having nearly 80% sunny days. Many consider this a great place to retire because of the relaxed lifestyle: no lawn to mow unless you plant one, pueblo-style buildings, and year round accessibility to Albuquerque.

I gave this my two thumbs up for the beautiful views, access and power along the road! It is the first property we have owned that sits up on the developed part of the mesa and I very much enjoyed the rural country setting that was peaceful with nice neighbors!Loved it! Char the Explorer : )

Char's Update on the $250 Million Facebook Data Center and the Morris Road Projects!

The Village of Los Lunas is the home of the new Facebook Data Center, a $250 million investment for the first phase! It broke ground in 2016 and in January 2018 I got my first glimpse at it - wow is it a big complex! It will stimulate up to 1000 construction jobs on site daily and once completed a minimum of 30 full time jobs. Its located off Interstate 25 and Highway 6.

A quote from the cities website "the data center construction will generate millions of dollars in economic impact beyond the amount directly spent by the company, and typically support thousands of jobs over multiple years. And finally, there is often a ”follow the leader” effect – once a large data center project locates in an area, other related businesses will follow shortly afterwards."

I also read about the Interstate 25 interchange and the East-West Corridor project they are working on referred to as Morris Road on the map. This is a 4 mile stretch of road that would add a new bridge over the Rio Grande River, a new intersection at NM 47 and is estimated to cost $49 million.

Belen, the Friendly City, is located in Central New Mexico 32 miles S of Albuquerque. The Rio Communities is three miles east of Belen and Los Lunas is 10 miles N of Belen. Its a pretty valley nestled against the Manzano Mountains on the east, and Mesas on the west.

The population in Belen is about 7500 and Los Lunas is about 25,000 and you can definitely see the growth in these two towns as you drive around. There is a large labor force in Los Lunas and Belen that work in Albuquerque and they can now take the Rail Runner into Albuquerque! A few times now I have caught the parking lot full and the train with her cool roadrunner on top! I really enjoy the art on it and read that the name is a play on the state bird the roadrunner.

In 2006 residents in Belen and Los Lunas approved a mill levy tax to pay for maintenance and operations of the new Valencia County Hospital and in 2015 there was about $22 million in the fund. The closest hospital is in Albuquerque yet this continues to be a slow moving project as there was a disagreement whether the monies should go to Belen or Los Lunas. In 2013 the monies were awarded to Belen by the Valencia County Commissioners. Los Lunas filed a law suit and I read that in April 2015 the New Mexico Court of Appeals is looking into the lawsuit but didn’t know when a decision will be made. This has been a slow moving project and I imagine the residents of both communities hope it gets resolved soon though – that’s a long time!

If you're looking for property in Rio del Oro be sure and check out when the dues are expiring. Majority of the properties here had their dues expire between 2009 and 2011 so never due again however some lots there have dues that will never expire. You can contact the Valley Improvement Association if you wish to know more about their Association. They have quite a bit of information on their website VIA.org. They are very nice people who have been extremely helpful over the years.

Belen was founded in 1740 by 2 Spaniards named Captain Don Diego Torres and Antonio Salazar who was Torres brother inlaw. They named the town Belen (Spanish for Bethlehem) in honor of that town. In 1901 the Santa Fe railroad had just finished laying down railroad tracks which has made Belen the transportation hub of New Mexico. And to this day Burlington Northern shares the central switch yards. Some days, nearly 100 trains roll through the Belen Railroad Yard hauling freight north, south, east and west to all points in North America. This is truly a wonderland for anyone who likes to watch trains.

With an average annual rainfall of 10 inches per year and snowfall of 11 inches, many people consider the climate ideal. The daytime high temperatures are in the low 90's in the summer months and daytime high temperatures are in the 50's in the winter months . The temperatures do fall below freezing during the winter months but the snow quickly melts.

The Mountainair Ranger District in the Cibola National Forest is made up of the Gallinas and Manzano Mountains. The Manzano Mountains are located primarily in Torrance County with a small section on the west side of the mountain located in Valencia County. Wildlife include mule deer, a small population of elk, black bear, mountain lion, turkey and pronghorn antelope. Birds include small European falcons (kestrels) and golden eagles. Sensitive, threatened, and endangered Mexican spotted owl habitat can be found and some Northern Goshawks are also present. They provide beautiful trails and canyons for exploring, horseback riding, hiking and backpacking.

Across the valley to the SW of Los Lunas and Belen is the Sierra Ladrones which lies between the Rio Puerco to the east and the Rio Salado to the southwest. The highest peak is Ladron Peak at 9,210 feet and her summit is almost 4500 feet above the Rio Grande Valley! Part of the range is included in the Sevellita National Wildlife Refuge. Animal species include mountain lion, pronghorn, bear and desert bighorn sheep.
