It's about 3 hours E of Wichita and 2.5 Hours NW of Springfield, MO in Linn County. There's a 9 hole golf course and several lakes with free fishing, boating and swimming!

SOLD Plat 33 Lot 10 & 11 are 18,200 Sq Feet, Taxes $11.49. We are selling these two adjoining lots together. See images 1-30. Notes: Sycamore Drive is an excellent graveled road along the N of the lots. Power runs about 250 feet N on Blackberry Drive at the neighbors that had -a camper on it. There's thick trees and brush at the front of the lot then opens to a grassy meadow to the S.

Available Plat 33 Lot 21 is 9100 Sq Feet, Taxes $6.13. This lot sit just 5 lots W/SW of lots #10 & 11 seen in images 1 - 30, 300 feet SE of lot 34 seen in images 31-75, and 3 lots W of lot 7 seen in images 91-120. We did not take individual photos of this property. Notes: Sumac Drive is an excellent graveled road along the S of the property. There's an adjoining neighbor to the N and power's about 150 feet N along Sycamore Drive. It's an open grassy lot with wildflowers blooming in the summer sunshine!

SOLDPlat 33 Lot 34 is 9100 Sq Feet, Taxes $6.13. See images 31-75. Notes: Corner lot with power about 165 feet E and 100 feet N at neighbors. Sumac Drive is an excellent graveled road along the E. It looks like at times this property has had hay bales lined up along it along the road. Sycamore Drive is an easement along the N but it doesn't look like that road has been bladed yet. Open grassy lot with pretty wildflowers. Neighbors look like they live here year round.

SOLDPlat 33 Lot 45 is 9100 Sq Feet, Taxes $6.13. See images 76-90. It sits just 300 feet N of lot 34 seen in images 31-75. Notes: Corner lot with power across the street at the neighbors. Sumac Drive is an excellent graveled road along the E. It's an open grassy lot with wildflowers blooming.I met the neighbors dog named Chloe - really nice. : ) Neighbors look year round, nice houses in the area!

There's power running along County Road 600 along the S of the property. It's an open grassy lot with wildflowers blooming. Neighbors look year round, nice houses in the area!

All of the roads are open and there are no gates to pass thru to get into the subdivision so you can view the lots we have for sale at any time. We suggest you bring a few of the maps with you to assist, especially the parcel maps, aerial map with GPS coordinates and the overall subdivision layout map. The subdivision map also shows where the golf course and lakes are located.

All the lots in this listing are referred to as building lots which allow you to build a home / manufactured home with a minimum square footage of 600 feet. Majority of the property owners enjoy the lots recreational during the warmer months and about 250 people live here year round.

Sugar Valley Lakes sits about 2 miles SE of Mound City, Kansas, the County Seat for Linn County. It's about an hours S of greater Kansas City, KS., 3 hours E of Wichita, and 2.5 hours NW of Springfield, MO. It's close enough to Kansas City to escape for the day and take the kids golfing, fishing and swimming! It has a population of about 680 and the county has a population of 9536.

Sugar Valley Lakes subdivision offers a 9 hole par 36 golf course, a 90 acre main lake for water skiing, fishing and swimming, a 9 acre spring fed lake for smaller boats and fishing and 9 other bodies of water for fishing, a community swimming pool, beach, camping area, and clubhouse for the use of the property owners.

It's about 45 minutes from the historic Fort Scott’s civil war memories. There are antique shops in every direction. It's about 30 minutes from the Amish Farmer’s Market, where you can pick up many organically-grown meats, vegetables and homemade treats. There is a strong sense of safety and stability within the community, with little-to-no crime.

Pleasanton is the biggest city in the area with a population of 1176. It was founded in 1869 and named after General Alfred Pleasonton, the victorious Union General at the Battle of Mine Creek. It's built in and around the battlefield site which is considered by many to be the only major Civil War battlefield in Kansas. It's also home of Cookee's Drive-In which has been voted "Best" for several years in a row and Amber agrees!
