Your choice of 3 single lots in Tanglewood Lakes in La Cygne, Kansas zoned for a home or camping in your RV. It's about 1 hour S of Kansas City, KS, 3 hours E of Wichita and 2.5 Hours NW of Springfield, MO in Linn County. It's a fisherman's paradise with 3 stocked private lakes that require no fishing licenses because it's private property! What a great spot for a home or weekend getaway with swimming, water skiing, boat ramp, dock and fishing tournaments!

All of the photos were taken in July 2017 of the properties and their surrounding views. The image #'s are at the top of the photos. We made notes below about the individual lots, road and power:

Available Plat 85 Lot 50 is 9,434 Sq Feet, Taxes $8.69. See images 71- 110. See maps 121-125 Notes: Ash Lane is a graveled road along the W that was a hair overgrown from lack of use but still a very easy drive. Ridgecrest Land is a graveled main drag 1 lot to the N where there is also power running!

The lot sits on part of a big rolling hill with a rolling slope to the S. There were a few large rocks right in front of the lot - sort of cool if you're into rocks like my Mom! The property is thickly treed and there's lots of underbrush that had thorns on them. There is an adjoining neighbor to the E but otherwise this area of the subdivision isn't quite as developed as the rest so lots of privacy still.

Sold Plat 65 Lot 14 is 13,583 Sq Feet, Taxes $14.25. See images 1 - 40. Notes: This is a unique lot sitting across the street from the green belt that surrounds the lake and 2 lots S of a community recreation area! There's access to the lot from two streets as seen in the map. NE Lakeside Drive is an excellent graveled road along the W which has a bit of a ledge off it to the property and I had to go down one lot to get up onto it. Spring Cove Court is a bladed road thru the woods to a culdesac at the back of the property on the east - very cool! There's power down the road at the neighbors.

It's a pretty lot sitting on a big hill covered in tall trees with a bit of a wash thru part of it. The underbrush was pretty thin and no thorns. I hiked thru part of the property and I see now that I should have walked to the top as I didn't know at the time there's access on two roads. We played with Google Earth a bit and the top looks like the part you would want to build or use as this is quite a bit flatter up here on the top before it falls down the hill to the W.

SOLD Plat 70 Lot 21 is 8,400 Sq Feet, Taxes $8.69 See images 41 - 70. Notes: Oh this is a pretty lot that had berries growing on it that looked good and reminded me of the wild berries in Washington State! Spring Cove Road is an excellent graveled road along the W with power along it. It was heavily treed with some huge bushy ones and the underbrush was too thick to safely walk thru. There would still be plenty of shade if you cleared it for a home or RV. There's an adjoining neighbor to the S as seen in the photos and their lot is flat. A couple cars drove by but otherwise it was quiet. It sits about 1/2 mile SE of the boat ramp into the lake. It sits on the far E side of the subdivision by gate 3 and there is a thick forest of trees to the E and SE giving it lots of privacy with no adjoining neighbors to the E.

All of the lots allow you to build a home/mfd home or camping in your RV! RV's left on lots after October 1st must complete a vehicle exemption with the POA. This form is on the land owners website.

There were kids out playing on the lake when I visited taking turns knocking each other off a paddle board - looked like a fun way to beat the heat on a warm July sunny day!

Tanglewood Lakes is surrounded by agricultural farms and it's a pretty countryside drive to watch the seasons of the crops!

Tanglewood Lake is in La Cygne (pronounced luh SEEN), KS less about an 1 hour S of greater Kansas City, 3 hours E of Wichita, and 2.5 hours NW of Springfield, MO in Linn County. It's close enough to Kansas City to escape for the day and take the kids fishing and swimming! It has a population of about 1100 and the county has a population of 9536.

La Cygne is located on the E bank of the Marais des Cygnes River a few miles SW of the city of Linn Valley. The summers are hot and humid and winters are mild to cool. There are 4 schools serving more than 100 students with 2 elementary schools, a middle school and a high school.

Tanglewood Lake subdivision has several amenities for the property owners include 3 lakes. The largest lake covers about 135 acres and you can water ski, tube, use a personal water craft and fish on that lake. The two other lakes are 30 and 9 acres. Watercraft are not allowed on either of these two lakes although you can use a battery powered craft on the 9 care lake. The two smaller lakes are for fishing and swimming.

I copied this information off the land owners website as to what all the annual dues are used for: As a private community we are responsible for maintaining all Common Properties. Common properties include roadways, park areas, shower house, boat ramps & docks, office, waste lagoon and dams. We are also responsible for items such as insurance, property tax, payroll, utilities, professional fees and general maintenance on equipment and property.

The Linn County Park & Marina sits about 15 miles NE on La Cygnes Lake, a 2600 acre lake. Known as the big bass capital of SE Kansas, the warm waters of the LaCygne Lake offers fishers an excellent opportunity in both summer and winter months. Only a state fishing license is required to enjoy fishing at this public lake. Duck and goos hunting is permitted on the lake.

It's about 45 minutes from the historic Fort Scott’s civil war memories. There are antique shops in every direction, an Amish Farmer’s Market, where you can pick up many organically-grown meats, vegetables and homemade treats. There is a strong sense of safety and stability within the community, with little-to-no crime.

Pleasanton is another small town in the area with a population of 1176. It was founded in 1869 and named after General Alfred Pleasonton, the victorious Union General at the Battle of Mine Creek. It's built in and around the battlefield site which is considered by many to be the only major Civil War battlefield in Kansas. It's also home of Cookee's Drive-In which has been voted "Best" for several years in a row and Amber agrees!
