PROPERTY INFORMATION
 

2 lots for sale 0.16 acres each walking distance to Dan Lusk Park at Sugar Valley Lakes in Mound City, Kansas zoned for a home or year round RV use. It's about 1 hour S of Kansas City, KS, 3 hours E of Wichita and 2.5 Hours NW of Springfield, MO in Linn County. There's a 9 hole golf course and several lakes for fishing, boating and swimming!

The first 50 photos were taken in July 2017 of Plat 17 Lot 45. Photos 51-105 were taken about 425 feet east of Plat 18 Lot 32. And photos 106-115 were taken at the Dan Lusk Park which sits at the end of the block!I spotted a male Widow Skimmer Dragonfly at the park - so pretty! The dragonfly starts to grow in water and then moves into the air and flies and is a symbol of transformation and change to many.

Both of these lots sit on Quail Meadow Drive, a graveled road along the south, sit six lots apart from each other, about 400 feet. All of the roads are open and there are no gates to pass thru to get into the subdivision. At the end of the road to the east is the Dan Lusk Park beside one of the lakes. There are picnic tables and chairs at the park.

Lot # 45 Pics 1-50: Flat grassy lot, chairs set up in front of the lot to greet you - cute but old, junky neighbor across the street, power at neighbors, the neighbor to the E is hidden by the trees mostly, they were camping in an RV and had their clothes hung up to dry.

Lot #32 Pics 51-105: Flat grassy lot, power at back, neighbors to west were camping, grass was very tall and thick, small abandoned shed on the lot overgrown with trees and weeds.

Both of these lots sit in an open meadow with a tree line surrounding the area - a pretty setting! You can see in the photos and aerial photos where the power runs and you would need to contact the local power company for the cost to bring it to the property.

These lots are referred to as camping lots. Some lots are referred to as building lots and others are called camping lots. All of the lots allow you to build a home/manufactured home on them. All lots also allow you to use an RV or tent. The difference between the two is that the building lots allow camping from April thru October but the camping lots allows RV use all year round. Majority of the property owners enjoy the lots recreational during the warmer months and about 250 people live here year round.

The annual dues for each lot is $173 per year. The amenities include a 9 hole par 36 golf course, a 90 acre main lake for water skiing, fishing and swimming, a 9 acre spring fed lake for smaller boats and fishing and 9 other bodies of water for fishing, a community swimming pool, beach, camping area, and clubhouse.

We picked a large group of these lots up at a foreclosure sale and are able to pass them along at a fabulous price! I think the last time we sold properties here was in 2003 and it sure is nice to see properties in Kansas once again!

What a great spot to hang out and watch the dragonflies! And what's best about these camping lots is there is no limits to how long you can hang out in your RV! Hot dog! Enjoy, Amber : )

Sugar Valley Lakes sits about 2 miles SE of Mound City, Kansas, the County Seat for Linn County. It's about an hours S of greater Kansas City, KS., 3 hours E of Wichita, and 2.5 hours NW of Springfield, MO. It's close enough to Kansas City to escape for the day and take the kids golfing, fishing and swimming! It has a population of about 680 and the county has a population of 9536.

I like the motto on Mound City's website: SMALL TOWN LIVIN' WITH BIG CITY PERKS! WARM, FRIENDLY COMMUNITY WITH SUPERB RECREATION OPPORTUNITIES AND CLOSE ACCESS TO KANSAS CITY!

It's about 45 minutes from the historic Fort Scott’s civil war memories. There are antique shops in every direction. It's about 30 minutes from the Amish Farmer’s Market, where you can pick up many organically-grown meats, vegetables and homemade treats. There is a strong sense of safety and stability within the community, with little-to-no crime.

Pleasanton is the biggest city in the area with a population of 1176. It was founded in 1869 and named after General Alfred Pleasonton, the victorious Union General at the Battle of Mine Creek. It's built in and around the battlefield site which is considered by many to be the only major Civil War battlefield in Kansas. It's also home of Cookee's Drive-In which has been voted "Best" for several years in a row and Amber agrees!
