2 acres of land for sale about 20 miles SW of Deming, New Mexico with power only 1 block away and pretty views of the Florida and Tres Hermanas Mountains! It’s a rural country side setting with pretty crops of chili peppers along the drive to town!

Deming is about 45 minutes W of Las Cruces, NM between Tucson, Arizona and El Paso, Texas in sunny warm Luna County. It is a dry, warm, breezy climate making the temperatures surprisingly comfortable for the desert!

The photos were taken in October 2015 about 2.75 miles S of this property. These 4 adjoining 1/2 acre lots being sold altogether as 2 acres have road frontage on two sides. Cemaroca Street is a bladed dirt road along the North and Acoma Street is a bladed dirt road along the South. Hondale Avenue is the main road only 1 block south that has power running along it. This that takes you east about 1.5 miles to Hermanas Grade/County Road C003. My notes showed this is a paved road and it heads N to Deming.

I studied Google Earth and the property is flat with scattered vegetation, similar to what is seen in the photos taken to the south but more in the vegeation than open dirt. There's a neighbor about 1/6 of a mile SW but otherwise no one around. I always enjoy the farms south of Deming and you can see in the aerial photos that there are quite a few from the NE to the SE so plenty of things to watch as the seasons change on the way back to town!

There are gorgeous views of the jagged peaks of the Florida Mountains from the NE all the way to the SE. They sit across the other side of the valley about 12 miles east of this property as seen in the section map. Each square on the section map represents one square mile. The highest point reaches up to 7,295 feet at Florida Peak! I love to photograph this mountain no matter what side of it I am on especially her sunsets!

Rock Hound State Park sits at the north end of these mountains. It offers trails, unique geology, wildflower displays, and a peaceful campground. Rock hounders can hunt for quartz crystals, geodes, jasper, perlite, and many other minerals. You are allowed to take home up to 15 pounds!

To the N is a pretty view of Cookes Range with Cookes Peak at 8408 feet. In October 2015 Buddy and I hiked into a canyon to see petroglyphs in a cave! Wow was that fabulous!

Cookes Canyon, a passage way thru the mountains, was part of the 3,000 mile historic southern mail route called the Butterfield Trail that began in Tennessee and ended in San Francisco. There are so many things to explore here, old abandoned mines and the famous Fort Cummings used in the 1800s to protect from Indian raids. Cookes Range Wilderness Study Area, petroglyphs at Massacre Peak and waterfalls at Black Rock Canyon are just a few things to see nearby. It's also home to the City of Rock State Park which I visited for my first time in July 2017!

To the south are the Tres Hermanas Mountains which sit in the southern part of Luna County by Mexico. Luna County sits on the border of Mexico about 23.5 miles South of the property as the crow flies.

The property is zoned for a home or manufactured home and limited RV use. In January 2013, I asked the zoning department about RV use. I was told that on 1/2 an acre, if you had an RV with no utilities on site, that you can stay up to 30 calendar days a year in your RV. If you had a septic and well with a source of electricity that you can stay up to 240 days a year with a permit that is free from their office. That source of electricity can be an alternative energy like solar. We included a link to the county zoning ordinance under the Zoning information at the top of our listing so you can read further.

The State of New Mexico well log showed two wells in this same section with good water depths. I included a link above to the States website for those that want to view the well log.

Deming is a small town of about 14,647 and Luna County has a population of about 26,129. It’s about 60 miles west of Las Cruces, NM and 33 miles N of the border of Mexico. Besides the low cost of living and affordable taxes, it offers a municipal airport, hospital/ambulance service, nursing home, senior citizens center, library, over 40 churches, over 80 listed organizations, 18 hole golf course, civic center, public auditorium, schools and a community college.

Many retirees and people with arthritis are drawn to this area because of the affordability of land and the dry arid climate with low humidity. The warm sunshine keeps the swelling and inflammation down and this is something that I can certainly relate to and I'm 52! I often talk to people about the Deming area which sits close to the border of Mexico

This would be a great place for someone wanting lots of privacy to hang out in your RV and watch the birds soar with no one around and pretty chili peppers on your way to town…if you have to go! Enjoy! Char the Explorer : )

Luna County - Deming Ranchettes and Sunshine Valley Ranchettes Area Photos

Deming is located in the Southwestern part of New Mexico, 33 miles north of the Mexico border. It is about 30 miles west of Las Cruces and half way between Tucson, Arizona and El Paso, Texas along Interstate 10.

It is the county seat for Luna County. It is a land of ever present sun and flowing desert rocks and cacti. It is a rich agricultural area with beautiful cattle farms and crops of chilies, onions, cotton and pecans. It is known for 99% pure water. It is often called a rock hunters paradise.

The Florida Mountains offers a spectacular background to these wide-open spaces. It is matched by its friendly hospitality. The elevation is approximately 4335 feet making for desirable temperatures of around 90 degrees in the summer and 59 degrees in the winter. It is an arid climate with low humidity. Average rainfall is 9 inches. They receive occasional snowfall but it quickly melts. They are well known for their winters, offering plenty of sunshine and little rain to the snowbirds enjoying their RV's!

The population in Luna County and Deming was estimated in 2004 to be 26,129 and 14,647. It is a full service community with low cost of living, affordable taxes, municipal airport, hospital, library, 18 hole golf course, and a community college. It boasts of being home to the Great American Duck Race! It is a busy small town with plenty of restaurants, hotels and shopping available.

The Center for Innovation, Testing, and Evaluation (CITE) Plans to Build It's $1 Billion Futuristic City Near Deming, New Mexico!

The Center for Innovation, Testing, and Evaluation (CITE) is set to be build their $1 billion futuristic research city near Deming, New Mexico. It plans to have green energy powering the buildings, self-driving cars navigating the tree lined streets, with schools, high-rises and suburbs meant for a population of 35,000 that will never actually live there! Wow!

Yep that’s right, it’s a research city with visions of renewable energy sources like solar, wind, geothermal and bio power plants running side-by-side with new forms of water treatment and cyber-security projects. It expects to employ 350 people directly, and up to 3,500 contractors will be hired to supplement them.

I’ve spent quite some time researching the exact location and I’ve found a few different reports but all say along the Interstate 10 corridor straddling Luna County and Doña Ana County and will encompass roughly 18 square miles. I contacted the planning department and they said they did not have the location yet but something was going on at the county planning…or something like that!
