PROPERTY INFORMATION

3 adjoining 1 acre building lots for sale in Meadview, Arizona covered in giant Joshua Trees by Lake Mead and the Colorado River with power along the road! Stunning view of the Grand Wash Cliffs, the western rim of the Grand Canyon! Yep a view of the walls of the Grand Canyon! About ½ hour south of Pearce Ferry where you can get into both Lake Mead and the Colorado River and 2 hours SE of Las Vegas by Kingman! This is a recreational paradise and a pretty spot for a fisherman looking for a place to retire and get away in the warm sunny desert! All of the photos were taken of the property and its surrounding views in February and March 2017. It was very easy to locate the property from Pierce Ferry Road and all of the roads are marked. Yucca Road is a graveled/dirt road along the east side of the properties and in great shape. There is power running along Yucca on the other side of the road. Smoketree Drive is an excellent graveled road to the south along lot #16 which is a corner lot. There is power and a green utility box at the corner of Yucca and Smoketree as seen in image #71 which is kitty corner from lot #16. The best road to access the lots is to come in from the south on Smoketree. Pierce Ferry Road heads NE off Highway 93 thru Dolan Springs and Meadview to Pearce Ferry. Highway 93 leads south to Kingman or NW to the Hoover Dam on the Nevada/Arizona border to Las Vegas about 2 hours NW. There is a neighbor 2 lots to the north and another one 2 lots east but no one adjoining these lots at this time. The lots are mostly flat with a gentle roll. They are covered in a beautiful variety of desert cactus and wildflowers blooming everywhere. The biggest stand out is of course the giant Joshua Trees! I read that they are even larger than the Joshua Tree National Park in California and wow are they ever pretty. I spent quite a bit of time wandering around taking photos of the wildflowers that were blooming. I even picked up a few pretty rocks that were laying on the property and added them to my rock collection outside my house! Amber had viewed the property earlier in the month, catching the Grand Wash Cliffs with snow in them, and said “Mom you’re gonna wanna see these!” And she was right! For a brief moment they belong to me and oh what a feeling to stand on the properties and take it all in! To stare at the west rim of the Grand Canyon – the place people travel from all over the world to see! There are several neighbors around the area with nice manufactured homes mostly. The zoning allows for homes and manufactured homes. There is some RV use allowed without a septic but if you install a septic you are allowed quite a bit of RV use as noted in the zoning above. Meadview, which sits on the east end of Lake Mead, is the only community in Arizona with access to Lake Mead and the Colorado River in the Grand Canyon by personal watercraft. The largest Joshua Forest in the world offers a stunning drive just to the south! Meadview has a population of about 1500 people which increases in size during the summer months. At an elevation of 3500 the summers are a bit cooler than the low lying deserts and winters are a little warmer than the mountain areas. Lake Mead is a fabulous lake situated in the middle of the desert! South Cove is about 19 miles north of the property which has a boat ramp for the fisherman into Lake Mead. Pearce Ferry sits about 22 miles N and is a ramp into both Lake Mead and the Colorado River! I visited Pearce Ferry in March 2017 and included photos of the boats rafting the river and a beautiful huge heron out enjoying the stormy afternoon! This is a retirement community for those who love to play in the warm Arizonan sun! In addition to fishing and boating the area offers hiking, gold mining, and 4-wheeling. The area is open range with wild horses, coyotes, burros, jackrabbits, quail and road runners. I thought this was a beautiful place for someone looking for a retirement spot or a weekend getaway to enjoy the outdoor recreational opportunities! Enjoy! Char the Explorer : )


A video I made of our journey to Pearce Ferry on the west end of the Grand Canyon where you can access both Lake Mead and the Colorado River. It's about 2 hours SE of Las Vegas, Nevada near Kingman. We made our way up to Pearce Ferry to Meadview and oh what a beautiful drive thru the giant Joshua Trees. It sure turned out to be a stormy day! I asked the men in the big trucks with all sorts of strange equipment on the back what they were doing. They said they were from the Hualapai River Runners and were waiting to pull the white water rafters out that were coming down the Colorado River from Peach Springs in 45 minutes. Hot dog boats coming down the river so I spent time exploring with Buddy my boyfriend! I marveled at the ridge of the canyon, watched the sandy dirt crash down into the river and spotted a heron on a rock outcropping! The thunder got loud and I was getting nervous about the time the rafters came zooming down the river. Looks fun to me and one more thing on my bucket list!

All of these photos were taken on our journeys thru Tehachapi, Red Rock, the Mojave Desert, California City, Aerial Acres, Mojave, Barstow, Las Vegas, Lake Mead, Meadview, Lake Havasu, Yucca, and the Pacific Ocean. Whew!

I started traveling through this part around 2002. I saw towns like Victorville and Lancaster improving major roads. Then I started seeing lots of employees standing on street corners on the weekends with shaker signs pointing potential home buyers to come check out their new developments. I notice that Highway 14 which goes through Mojave to the Bakersfield-Barstow Highway had improvements being made to it in January 2007. I noticed quite a bit of new businesses in California City.

In May 2011 I was stunned to see the number of windmills that covered hillsides and valley floor as I made my way down to Mojave. The windmills came right to the western edge of the town. I also saw quite a few solar projects down on the valley floor in Barstow! Holy cow is this place ever hopping with energy! We have had quite a few people asking us if we have any land for development there. I read in September 2011 that there is currently several planned solar projects in this area!

The Colorado River, Lake Mead, Lake Havasu and Lake Mohave make this the hot spot place to be for water sports in greater Southern California, Western Arizona and Southern Nevada!
